All about renovation: layout of apartments under this program and what you should know about restoring houses

Changes, and especially radical ones, always find support on one side and resistance on the other. The renovation program was no exception. Renovation is a large-scale reconstruction of dilapidated housing stock. The old housing stock will be demolished, and in its place a new one will be built, taking into account all modern requirements. Dilapidated housing includes housing that was built more than 50 years ago, and the service life of such a building has long expired.

The layout of apartments for renovation in Moscow is being actively discussed by displaced people. The list of houses for demolition includes 5,144 buildings. Almost 1,000,000 people live there. They will have to move to new buildings.

Purpose of renovation

Renovation - translated from Latin as renewal, restoration or repair. The main goal of the renovation is to update the city's housing stock. Do not allow old dilapidated five-story buildings to become emergency housing. For this purpose, old houses are included in the renovation program, and in return, citizens will be given new, renovated housing in modern new houses. The main reasons for introducing this program were:

  1. Buildings erected in the 50s - 70s of the last century. The service life of such buildings is designed for 25-50 years. In fact, these buildings have served more than their service life.
  2. Old buildings that would cost more to renovate than to build new ones.

    What is renovation

    The concept of renovation can have a very broad interpretation. Renovation can be understood as very small repairs, large-scale construction, or even the complete demolition of old housing and construction of a new one. No matter how this concept is interpreted, it refers to qualitative improvements in characteristics. Not only buildings, but also transport may be subject to renovation. But most often renovation refers to the improvement of residential and industrial buildings.

    Any capital construction becomes unusable over time. Over time, the strength of the building and its reliability are lost. A residential building may fall into disrepair and become unusable, in which living is dangerous. If the house has become uninhabitable, then it falls under the renovation program.

    If a house undergoes a major renovation, during which all pipes and electrical wiring are replaced, all walls are insulated, and an attic is built, this can also be called renovation. It is worth noting that sometimes major renovations can cost more than building a new home. For this reason, when it comes to a housing renovation program, it is simply demolished and a new house is built in its place.

    Apartment layout according to the renovation program

    According to the renovation rules, residents will receive equivalent living space with improved layout and finishing. The layout of apartments under the renovation program involves not only comfortable housing, but a qualitatively new appearance of the house. Two-room, three-room apartments and one-room apartments will be delivered with high-quality turnkey finishing.

    What can residents expect in a new apartment?

    1. Instead of linoleum on the floor there will be laminate and floor tiles
    2. Instead of ordinary paper wallpaper, there will be non-woven wallpaper on the walls
    3. Instead of wooden doors there will be fireproof metal doors
    4. Energy-saving double-glazed windows
    5. Chandeliers installed in living rooms and corridors
    6. Ceiling painted with acrylic paint and installed ceiling plinth
    7. Installed apron throughout the entire kitchen work surface
    8. Stainless steel sink installed in the kitchen
    9. Installed plumbing, including toilet and sink
    10. Fully wired electrical and installed sockets
    11. Fire alarm, intercom and electric meter

    Layout drawings can be viewed on the developer’s official website. According to the proposals of Muscovites, the following changes were made when the projects were finally adopted:

    • ceiling height increased to 2.75 m;
    • Electrical safety sockets are installed in the bathrooms;
    • tiles are used instead of laminate on loggias and kitchens;
    • At the entrance door the floor is paved with ceramic tiles.

    Let's take a closer look at the features of housing layouts for renovation.

    Studio apartment

    There are 2 layout options available:

    1. Apartment with an area of 44.42 sq. m, in which the bathroom is separated from the bathroom.
    2. With a combined bathroom - 44.78 sq. m.

    The increase in the total area is quite significant, provided by the kitchen, bathroom and corridor. The corridor is wide, it feels like it’s twice as long as in the Khrushchev building.

    Changes:

    1. Double the size of the kitchen (it was 5-6 sq.m., will become 12-14 sq.m.)
    2. There will be a specially designated area for air conditioning on the balcony.
    3. Twice the corridor
    4. The bathroom is combined and separate. In the version with a combined bathroom, the living room increases by several meters
    5. There will be a niche between the living room and the kitchen, which, if desired, can be demolished and the rooms combined

    Two-roomed flat

    Two-room apartments of two options are presented to residents in Moscow:

    1. "Vest" with an area of 57.29 sq. m.
    2. "Ruler" - 58.10 sq. m.

    The changes will affect the total area. It will become larger than a five-story building:

    • the kitchen will be bigger. A façade basket for the air conditioner will be installed outside the window;
    • the hallway will grow. The “line” does not have a dressing room;
    • the bathroom will be bigger. In the “vest”, the toilet and bathroom will be located in different places.

    In the language of real estate experts, such an apartment is called a “vest” because its windows look in different directions of the house. Spacious apartment, large hall. The balcony opens from the kitchen. The kitchen itself, compared to the Khrushchev buildings, is huge: as much as 12 meters! In general, a very worthy option.

    Three bedroom apartment

    The layout of three-room apartments has changed. The layout of the living room and bedroom have been swapped. All rooms are isolated (in old Moscow houses the hall was a walk-through room). The total area has been increased by 19 square meters. m.

    The layout of residential premises for renovation is as follows:

    • the living room area is 3 square meters less;
    • added dressing room 2.2 sq. m;
    • large corridor - 9.5 sq. m;
    • The kitchen has increased - 11 sq. m;
    • The area of the rooms became 13 and 19 square meters. m;
    • bathroom area – 3.69 sq. m.

    The largest apartment of all presented. There is plenty of space, especially when compared with a three-room apartment in old houses. It is important to note that even the smallest room can easily be used as a comfortable bedroom.

    According to the officials in charge, new housing is being given to displaced people with an increased area. In the new buildings, the area of the apartments has been increased by approximately 1.5 times, which is about 15 meters. Now the area of a one-room apartment is 43 square meters, a two-room apartment is 56 square meters and a three-room apartment is 78 square meters.

    All necessary plumbing fixtures are pre-installed in the bathrooms and bathrooms. The kitchen also has a sink and an electric stove. All windows have double-glazed windows, and the balconies and loggias have double-glazed windows with panoramic glazing.

    The first floors are non-residential and are allocated for the household infrastructure of shops and household services necessary for a person’s daily life. Landscaped courtyard area with safe and high-quality playgrounds.

    Details

    The rooms have veneered doors in the middle price category. There is a fire alarm on the hallway wall and an intercom installed. Sockets are installed according to European standards (close to the floor), the number of sockets has been increased. The loggias are glazed with aluminum profiles, and the floors are tiled.

    Relocation under the Renovation program

    Most of the owners of dilapidated houses supported the initiative to move to new housing with an improved layout. It is known that separate sites have been allocated for the implementation of the program for displaced people. The renovation program involves a wave method of resettlement. A new, higher quality house with an improved layout will be built on the site of the demolished house.

    The renovation mainly included Khrushchev five-story buildings of the 1-510, 1-511 and 1-515 series, a few nine-story buildings and some Stalinist houses to be demolished. The authorities will provide financial assistance for relocation to disadvantaged residents, poor families, people of retirement age and people with disabilities.

    Owners of commercial space will receive equal commercial space in new buildings under the renovation program.

    The biggest winners are the owners of rooms in communal apartments, who will receive a separate full-fledged apartment instead of their own room. Persons waiting their turn to improve their living conditions will receive housing with improved conditions, high-quality repairs, finishing of loggias and balconies. Instead of receiving new housing, the renovation program involves paying a sum of money equal to a square meter of housing.
