The presence of residence permit, or, in official terminology, registration, is an indicator of the stability of the mortgage applicant’s position. Registration is both proof of permanent residence and, partly, regularity of income, because it is impossible to obtain an official permanent job without registration.

And yet, situations are different: someone wants to buy an apartment in the federal center, being registered in another region of the Russian Federation, while others still only have temporary registration. The availability of mortgages in these cases is the topic of the proposed discussion.

What requirements do banks impose on potential borrowers?

A comparison of the basic requirements for debtors in different banks shows: financial and credit organizations consider it mandatory for the applicant to register in the Russian Federation. The most general criteria that a borrower must meet are the same:

  • Russian citizenship;
  • Registration in the Russian Federation;

Every citizen must be registered in our country. It may be permanent or temporary. The last type means that the person does not live there all the time, his stay is limited in the place in question.

Temporary registration is completed at the offices of the Federal Migration Service. This organization issues a corresponding certificate to the registered person. It indicates the registration period. After its expiration, the document becomes irrelevant.

The type of registration in question is possible when residing in the territory:

Is it possible for borrowers without registration to get a mortgage?

A mortgage applicant should understand that the latter implies a loan for a large amount (often several million rubles), for a long period (up to 30 years) and with mandatory collateral in the form of collateral housing.
