Where is it allowed to install playgrounds?

Initially, you need to decide in which areas of the yard it is allowed to install these structures.

What standards should be used during installation?

For proper installation of children's playgrounds, various standards must be taken into account, if violated, difficulties may arise with the commissioning of the house.

  • on the territory it is necessary to install complexes intended for children of different ages, and children should not create obstacles and inconvenience to each other during games;
  • at least 10 m is left from the walls of the house to the edges of the site, and if there are complex play structures, then they should be located at a distance of 40 m from the house;
  • objects for preschoolers are installed exclusively within a certain local area;
  • the type and dimensions of the entire territory for children depend on where exactly it is created, as well as the age of the majority of minors in nearby houses;
  • It is recommended to separate playgrounds for children of different ages with different decorative partitions or even green spaces, for example, shrubs;
  • its recommended dimensions are 70 square meters. m., and if large play complexes are used for arrangement, then the area varies from 100 to 300 sq. m. m.;
  • the site is certainly protected and isolated from the road and pedestrian paths;
  • entrance is not allowed from the side where the road or avenue is located;

  • a distance is left from the garbage disposal that cannot be less than 15 m;
  • leave at least 50 m from the final stops of public transport;
  • the site is not allowed to have hanging tree branches, foundations protruding above the ground, any posts, large tree roots protruding from the ground, rigid metal structures and other elements that pose a danger to children;
  • if excavation work is being done in the yard, the areas are securely fenced off;
  • During the development of the territory, soft coverings, landscaping, lighting fixtures, benches, play complexes, trash cans and other elements for decoration are certainly used;
  • for covering, you can use special rubber material, sand or synthetic materials, and it should be available in all areas where there is a risk of children falling;
  • benches are installed on a solid and reliable base.

What are the requirements for manufacturers?

Many different organizations are involved in the creation of playgrounds, so when choosing a specific design, you need to make sure that it meets numerous requirements, which include:

  • Safety. Any design must withstand a weight of up to 150 kg, as this will allow any child or even several children to effectively use the element. It is not allowed to use any harmful or even dangerous components during production.
  • The quality of the materials and connections used. All materials used in production must be of high quality, which guarantees a long service life of structures and their resistance to various influences.
  • Multifunctionality. All towns, complexes and other structures intended for children should not only be interesting, bright and varied, but also educational, and preferably have different educational functions.
  • Attractiveness. Manufacturers pay a lot of attention to the design of modern complexes, since it determines how interesting they will be for children. Therefore, equipment is selected that fits perfectly into the space allocated for it, and also delights children with its appearance.

What to do if the developer left the yard without a site

Housing construction in Russia is one of the leading sectors of the economy, and apartments in new buildings have been sold in literally millions in recent years. Almost all multi-apartment housing in Russia is built using a shared-equity scheme - that is, first the developer attracts money from shareholders, then takes out a loan against it and builds a house with it. The weak point of this scheme is that future residents of the house buy apartments, seeing only the layout of the future quarter (and sometimes even blindly).

After 2-3 years, the house is completed and put into operation, but some problems arise with landscaping.

There may not be paths or lawns in the yard for a long time, everything around will be construction debris, and in the best case, the developer will provide the stated number of parking spaces.

As for playgrounds, there are often problems with them:

  • or there are none at all;
  • or they are made in such a way that they cannot be used. For example, the site is placed right in the middle of a parking lot on asphalt.

And it happens that the developer fulfills his obligations too formally - for example, if several large high-rise buildings belong to the yard at once, one site will not be enough. But designers simply make 2-3 identical sites next to each other

– it turns out to be a gigantic, monotonous platform. Some parents will have a long walk there, and residents of nearby entrances will suffer from increased noise levels.

But the developer will install even such sites if they are included in the project documentation. And here it is important to understand the difference between official project documentation and advertising brochures. If the diagram in the advertisement shows a children's playground, but the official documentation does not show it, the developer is simply not obligated to install it.

The main document where everything should be spelled out is the investment contract concluded between the developer and the regional authorities. If it lists all the amenities, including the children’s playground, then it will definitely appear in the final version of the yard. But if all this is not there, then it will not be possible to demand that the residents improve the yard.

In practice, this leads to conflict situations, and residents most often lose

. For example, there is a typical story from Ufa - in the courtyard of 2 houses, where there are at least 350 children, they set up only a temporary playground literally in the parking lot (by laying a rubber coating directly on the concrete), and it can accommodate a maximum of 10-15 children. At the same time, in the project the developer promised a large playground and a large parking lot - but instead he changed the plan and began building new scraps in their place.

The city and district authorities do not see anything wrong with the actions of the developer, and in order to go to court, an examination must be carried out. The examination costs more than 200 thousand rubles, and the residents of the houses (most of whom are already paying their mortgage) will have to collect them.

That is, it is better not to expect the developer to fulfill his promises

– at most he will install a standard plastic play set, but often he will have to fight for that too.

What actions are performed after installation

Once an optimal and safe playground has been created, it is important to carry out certain actions periodically to maintain its optimal appearance and quality.

These include:

  • Checking the status. This includes finding all the elements that need repair, after which repair work and maintenance are carried out. Moreover, this can also be done by the owners of apartments in a nearby building. The results of such checks are recorded in a special journal. The inspection itself consists of inspecting the equipment, checking its performance, as well as examining even little-used parts.
  • Functional examination. It involves inspecting parts of the site, conducting tests and identifying faults.
  • Annual examination. Allows you to detect areas with rotting, corrosion or other damage.

Important! The owner of the equipment must draw up a special schedule, on the basis of which the above checks and other actions are carried out.

When drawing up a schedule, it is taken into account what material the structures are made of, what their guaranteed service life is, and what operating conditions they can withstand.

At the same time, routine maintenance is certainly carried out, which consists of checking fasteners, adjusting them, regularly repainting elements, updating loose coatings and removing debris.

When will the site be installed by the city or management company?

Since there are standards for the arrangement of playgrounds, responsible persons are required to comply with them. But in the case of apartment buildings, 2 different scenarios are possible - it all depends on the status of the area near the house:

  • if the site is registered as a local area, the management company or HOA is responsible for it;
  • if the site is not registered, or the place for installing the site is located outside the local area, this is considered a courtyard area, and the municipality (that is, the administration of the locality) is responsible for it.

In order for a plot to belong to the local area, it must be allocated in advance and undergo cadastral registration (this is necessary, for example, to install a fence around the house or a barrier at the entrance).

If the territory has the status of a local area

, it belongs to the residents of the house on the right of common shared ownership. And the management organization or HOA is responsible for it (depending on how the house is managed). But there is one catch - the arrangement of a playground is not formally included in the maintenance work of an apartment building, and for this you will have to convene a general meeting of owners, and then also pay for the work.

And if the territory has the status of a yard

, then the city is responsible for it. True, everyone understands that the city is big, there are many courtyards, but there is not much money in the budget. And improvement of the courtyard area is usually possible only within the framework of the “Formation of a Comfortable Urban Environment” program. Every year, municipal authorities select projects to participate in the program - and if there are too many, then everything is decided by voting.

According to the program, the road surface in the yard will be changed free of charge, sidewalks will be repaired, lighting, benches and lawns will be installed. True, it will be possible to create additional parking spaces, a fence with a barrier and a playground only if these works are co-financed by the residents (they are usually not included in the basic program).

Therefore, in both situations it all comes down to one question

– will the residents of the house agree to collect the required amount and equip the site? Most likely, money will have to be collected only from families with children (because the rest do not need it), so the chances of success are not very high.

Playgrounds for children of primary and secondary school age

Playgrounds for children aged 7 to 12 years. Such play areas are recommended for a complex of residential and private houses or in a green part of the terrain of a microdistrict. Recommended sizes – from 100 meters. The external boundaries of the site should be located no closer than 20 meters from residential and departmental buildings.


It is necessary to monitor the fence of the entertainment complex. There should be no intersection with footpaths. Isolation from highways and parking lots is required. The minimum distance to garages and waste disposal areas is 15 meters. The distance from the windows of residential buildings must be at least 10 meters.

Should local authorities be involved?

The yard, and not the adjacent area, falls under the service of the municipality. It is municipal services that install children's playgrounds. The budget of every city includes funds for improving the courtyard area, but few people know about it. Special programs are often conducted to address these issues. They can be tracked on the official city website. If it becomes known about the program, then you must immediately write applications. Unlike the previous case, a meeting of residents will be required. You can invite a representative of the management company. The application is sent to the city administration indicating the number of voters at the general meeting.
