Technical passport for a garage - what is it?

A change in Russian legislation from January 1, 2013 forces garage owners to carry a technical passport for the garage when registering their ownership rights to this property. This document will be required when the collected documents with a written application are submitted in order to register ownership of the garage.

All citizens who own such a capital structure have the opportunity to obtain a cadastral and technical passport for a garage. But in order to do this, it is necessary to collect and, if necessary, draw up the necessary documents that would confirm the right to own the garage. These are various contracts of purchase and sale, barter, etc., a receipt for payment of state duty.

It is important to know! If the garage does not fall under the category of buildings that belong to real estate, then a technical passport will not be issued for it. Such documents are issued only for buildings of a temporary nature, which, in this case, will be such a garage.

If such a building is built on a foundation, it has a floor with a roof, and walls are built, then this means that the garage is an indivisible piece of real estate with the plot of land on which it stands. This means that a technical passport can and should be issued for it. Its receipt does not impose any special conditions on the owner.

Why do you need a technical passport for a garage?

In what cases can you not do without a technical passport? As a rule, the issue with this and other documents arises in cases where transactions involving its alienation are planned with the property. It is then that it turns out that some documents are missing. We list the main cases in which you will need a registration certificate for a garage:

  • if you need to obtain an extract from the register of property rights;
  • if you need to register ownership of the building;
  • if it comes to the need to allocate part of the property that is jointly owned or divide it;
  • if you need to register a garage as private property, including after redevelopment of the building or its reconstruction.

Errors and problems when driving into a garage in reverse

Options in which you can fail to pass the “reverse entry into the box”:

  • knock down pillars 1, 2 or 3;
  • do not drive all the way into the garage.

Pillar 1. You can knock it down if you start leveling the car in the garage too late (step 8).

Pillar 2. You can knock it down if you start leveling the car too early (before crossing the control line).

Pillar 3. It can be knocked down if you “overdo it” with the entry.

I recommend that you act carefully and cautiously. The pillars are usually knocked down by rear view mirrors.

Please note that starting from September 1, 2021, during exercises on the race track, the stands (cones) can be knocked down twice. Only 3 times the driver candidate will receive a “FAIL” rating. Therefore, if during the exercise “Entering the box” you see that the mirror can catch the pole, then do not worry about it. The main thing is not to cross the line with your wheel.

As for “not entering the garage all the way,” this mistake is easy to correct. After all, at any moment you can drive a little more in reverse.

Documents for the technical passport of the garage

A written application can be submitted either by the owners themselves, personally, or by their authorized representatives, who receive such a right on the basis of a power of attorney signed and certified by a notary.

The documents that are attached to the application may be different, depending on different reasons and conditions. For registration, copies are submitted along with the originals so that the specialist accepting the application can objectively assess the accuracy of the submitted documents. These documents must contain clear, easily readable, legible entries, without corrections, made not in pencil, but in permanent ink.

  • title documents for the garage itself;
  • an extract from the cadastre, which should contain information about the ownership of the land on which the building is built;
  • receipt of payment of state duty.

How much does it cost to re-register a garage in 2021?

According to existing legislation for 2021, re-registration of ownership of this type of building must be carried out through Rosreestr. The price for the procedure is 2000 rubles .

At the same time, you will also need to obtain a cadastral passport, the cost of which is approximately 200 rubles . But what will cost more is drawing up a technical plan. Depending on the region and the complexity of the work, its cost can vary from several thousand to tens of thousands of rubles!

Registration of a technical passport for a garage

If the garage is privately owned, then to obtain a registration certificate you need:

  1. Submit a written application to the Technical Inventory Bureau, outlining the need to issue this document for the property.
  2. Since the service is paid, you need to pay for it.
  3. Agree on the time of the specialist’s arrival at the location of the object, ensure his presence at the appointed time.
  4. We mark for ourselves the day when the specialist takes all the necessary measurements on site, after which we count down 30 days.
  5. Upon expiration of the specified period, we contact the Bureau for a technical passport.

But the garage can also be cooperative. In this case, its owner is considered to be a member of the cooperative who has fully paid the share for it. The process for obtaining a technical passport in this case is as follows.

  1. You need to contact the chairman of the cooperative so that he issues a certificate confirming that the garage owner is a member of the cooperative itself and that the share has been paid in full.
  2. Next, you need to obtain from him a lease agreement for the land plot, which is allocated to the cooperative for the construction of garages. You need to make a copy of this agreement.
  3. Having these documents, make a written application either to the Technical Inventory Bureau or to the Cadastral Chamber. In the latter case, a cadastral engineer will come to the site to take measurements.
  4. After taking measurements, in both cases the passport will be ready in 30 days.

It is important to know! In the case where a garage is part of a line of other garages that are located adjacent to it and have common walls, this entire line is one building, and any garage in it is only its premises. That is, the entire building is registered in the cadastral register, and only on this basis are passports issued for individual premises, or registration of both the building and the premises in it is carried out simultaneously.

How to reverse into a garage?

1. Stop in front of the exercise start line.

2. Start moving forward. At this stage, the main task is to drive the right rear view mirror as close as possible to chip number 1. The closer the car is, the more space there will be for maneuvering and the easier it will be to complete the exercise. Stop the car after chip number 1 is between the front and rear right doors of the car (in the area of ​​the central pillar).

3. Stop at the chip. Turn the steering wheel all the way to the left.

4. Start moving forward, while the car turns left. Keep the steering wheel in the extreme left position. Look in the right rearview mirror! In this mirror you need to monitor the position of cone number 2. You need to stop at the moment when there is a small gap (10 centimeters) left in the mirror between the rod and the car.

Also, be careful not to hit the cone with the front of the car. If pole number 2 still has not appeared in the rearview mirror, and there is nowhere to go, then stop.

5. Stop. Turn the steering wheel all the way to the right. Engage reverse gear!

6. Start moving. Look in the right rearview mirror and look for pillar number 2. As soon as it is about 10 centimeters away in the mirror, stop.

7. Stop. Turn the steering wheel so that the car drives straight. Leave reverse gear engaged!

8. Continue to drive in reverse, while keeping the steering wheel straight. Look back over your right shoulder and watch the back of the car drive into the garage. Once the vehicle's rear wheels have crossed the reference line, stop. It is most convenient at this stage to navigate by racks 4 and 5, because The markings themselves are not visible from the car.

9. Turn the steering wheel all the way to the right.

10. Start reversing. At the same time, the car is “leveled” in the garage. Monitor your position in the rearview mirrors.

11. As soon as the car is parallel to the “walls” of the garage, stop.

12. Return the steering wheel to its original position (the car is driving straight).

13. Continue driving in reverse. Once the car is completely in the garage, stop.

14. Leave the garage. To do this, you need to drive straight until pillar number 1 is between the front and rear left doors. After this, turn the steering wheel all the way to the left and leave the exercise area.

The above procedure guarantees successful completion of the exercise.

Reasons for refusal

Reception of a refusal to issue a technical passport may be due to the following reasons;

  • The database does not contain information about a specific structure;
  • Providing the required information is impossible due to the fact that its distribution is prohibited by law.

Moreover, in both cases, the reason for the refusal must be communicated to the applicant within 5 days from the date of the relevant decision.

A technical passport for a garage is a document confirming that the structure has undergone a technical inventory. Its receipt is necessary for further transactions with it. It is issued at the technical inventory bureau at the request of the owner.

Required documents

General documents for obtaining a registration certificate:

  • owner's passport;
  • application for a technical passport;
  • receipt of payment of state duty.
