How to design an entrance to a house on your own? Unfortunately, most citizens are ready to invest only in the renovation of their apartment, without thinking about such a public place as the entrance. And a couple of enterprising residents who want to at least improve their staircase are complaining about the lack of funds and unwillingness to do at least something for the benefit of each other.

What is it: legislative rules and regulations, SanPiN and SNiP

There are legislative acts and standards that detail all the nuances of landscaping the local area. First of all, this is Law No. 188 Housing Code of December 29, 2004 (as amended on July 26, 2019). According to it, the entire local area is divided into sections among apartment owners.

Other standards that stipulate the basics of landscaping the area near the house:

  1. Rules for the maintenance of common property of an apartment building No. 491 dated August 13, 2006.
  2. Resolution of the State Construction Committee of the Russian Federation No. 170 dated September 27. 2003, MDK 2-03.2003.
  3. SanPiN 42-128-4690-88.
  4. SP 82.13330.2016.

For example, SNiP indicates exactly what technical characteristics all elements should have:

  • landscaping of the site;
  • the order of their arrangement;
  • minimum content requirements;
  • cleaning all surrounding areas.

It also specifies standards for cleaning and beautifying the façade of buildings and organizing waste collection.

There is also a chapter on liability for violations of the prescribed rules. It is on the basis of SNiP that the municipality forms local rules, which are based on local climate characteristics and are relevant for a specific region.

Purity

The most common problem faced by residents in almost all regions of the country is a lot of garbage and dirt.
One way to combat this is to create humorous advertisements. Often, neighbors agree that living in a clean environment is much more pleasant, and they begin to clean their entrances one by one. In some cases, residents manage to come to an agreement and hire a special person who will regularly (for example, once a week) clean the entrance.

Order

Unfortunately, the walls in most Russian entrances require at least cosmetic repairs and new paint.
Often, responsible structures whose responsibilities include the maintenance of staircases and landings do not fulfill their obligations. You can solve this problem yourself, and do it in several ways:

  1. Agree with neighbors on the formation of a budget for the purchase of all necessary building materials, agree with the housing and communal services service that serves the house on sending a contractor for repair work;

  2. If an enterprising citizen has painting experience, you can paint the walls at least on your floor. You can first consult with your neighbors - there is a possibility that they wanted to do the same, but did not dare;
  3. If you have extra money, you can hire specialists who can paint the walls in the entrances;
  4. For a small fee, you can ask an art student to paint the walls in the entrance.

Decoration of the landing

First of all, you should talk to your neighbors and persuade them to start a joint project to create coziness on the landing.
If you don’t provide a cleaner, you can agree on cleaning one by one and draw up an appropriate schedule. The next step is to jointly carry out cosmetic repairs in the entrance. You can do this yourself by simply spray painting the walls or inviting an artist to paint beautiful landscapes or animals, making the landing unique.

If your house does not have doors with a combination lock, you can raise money and purchase one for your entrance. Such a door will allow you to avoid uninvited guests, which, of course, will not guarantee the cleanliness of the entrance, but will allow you to keep the room looking new for a much longer time.

Window

After decorating the walls, you can start decorating the windows: first of all, they need to be thoroughly washed.
You can put napkins made from inexpensive fabric or ordinary oilcloth on the windowsills. You can place several flower pots on each windowsill. It is advisable to choose those plants that do not require constant care and watering, since it is likely that it will not be possible to take care of them regularly.

Windows can also be decorated with additional curtains made independently.

Elevator

The elevator is also one of the problem areas where people smoke, litter and relieve themselves.
You can only cope with this on your own, trying to improve it. First of all, you need to clean the elevator and get rid of all unpleasant odors using neutralizers. You can decorate the room itself by painting the walls, posters and large-format photographs.

How to make a museum entrance

Over the past few years, in several cities of Russia, entrance museums have appeared, which have already been chosen by local residents, who call such places nothing less than a treasure.
Making your entrance a real work of art is quite simple:

  1. You can invite an artist (or if the enterprising tenant is a jack of all trades) and paint the walls from floor to ceiling;
  2. You can ask friends and neighbors for antique interior items in order to harmoniously place them on staircase landings (of course, the flights and landings themselves must be properly renovated).

What does this include: list of works

Decree of the State Construction Committee of the Russian Federation No. 170 “On approval of the Rules and Standards for the Technical Operation of the Housing Stock” dated September 27, 2003 established a clear list of work that must be carried out for the arrangement of the PT:

  • arrangement of a recreation area;
  • maintenance of parking lots;

  • installation of fences;
  • maintenance and construction of children's and summer playgrounds;
  • maintaining all elements of the local area: gates, sidewalks, etc.

It is necessary to control and ensure that the entire local area constitutes a common ensemble and complies with SP 82.13330.2016. The plan for putting the territory in order is approved at a general meeting of residents.

Prohibited in the local area:

  • place paid parking lots and production facilities;
  • place retail outlets, cafes, various kiosks;
  • Parking of a car with the engine running is prohibited;
  • Garbage collection containers are prohibited from being placed on lawns and flower beds;
  • servicing, washing and repairing cars is not allowed;
  • You cannot increase parking at the expense of landscaping areas.

If this is not taken into account, then the regulatory authorities may fine the management company. Therefore, before landscaping your home territory, you need to read some regulations. Arrangement of children's playgrounds

There may be several playgrounds on the same territory for different age categories. These areas should be separated by bushes and should not be accessed by vehicles. Typically a playground includes:

  1. slide;
  2. various swings;
  3. sandboxes;
  4. other structures for children's entertainment.

They must be safe and regularly inspected by management company employees, and, if necessary, repaired in a timely manner.

The maintenance and arrangement of the playground must meet the following standards:

  • located away from pedestrian paths and roadways;
  • fence the area with greenery so that there is shade in the summer;
  • observe all sanitary standards when caring, in particular regularly change sand;
  • the nearest location of parking lots, garbage cans and other warehouses – 20 m;
  • Regularly clean the structures located on this site.

Management representatives must regularly inspect and repair playground components. This is a mandatory and integral attribute of any apartment building.

Landscaping gives the site a more well-groomed and pleasant appearance. The costs of this type of activity are borne entirely by the residents of the house. Sometimes they independently carry out landscaping together. It is important that trees and shrubs with poisonous fruits and leaves do not grow around children's playgrounds.

In addition to the initial landscaping, the management company is obliged to perform the following work:

  • provide care and timely trimming of all green spaces in the local area;
  • remove dead wood in a timely manner;
  • Monitor the water if there is a body of water.

In addition to shrubs and trees, landscaping also includes lawn covering. It is created for ease of movement and for an aesthetic appearance. But residents must remember that such a lawn requires careful care. You should agree with the management company so that it allocates specialists.

Fencing

When fencing an area, there are a number of features that must be taken into account:

  • the fence should not block the passage to the house, so that this is not regarded as an attempt to prevent technical service specialists from entering;
  • the fence should not create obstacles for residents of neighboring houses when accessing their plots, otherwise they will complain and the fence will simply be demolished;
  • ensure free passage for emergency services.

The yard should not be completely fenced; only partial fencing of the playground and parking lot is allowed. Vehicles are prohibited from entering the fenced area. This does not apply:

  • ambulances;
  • Ministry of Emergency Situations;
  • gas services;
  • firefighters;
  • police.

To avoid problems, it is better to draw up a landscaping plan in advance indicating the area that is planned to be fenced. In this case, the fence should be no higher than 60 cm and not continuous.

Asphalting

If the roads inside the yards are broken and have a large number of potholes, then sooner or later there will be a desire to properly asphalt them. To do this, all residents of the house will have to contribute to the common fund. When the amount is collected, the homeowners or management company (depending on the form of management of the apartment building) hire an organization that will lay the asphalt in accordance with certain standards:

  • asphalt layer of at least 15 cm;
  • fine-grained composition;
  • the minimum width around the house is 1 meter;
  • It is mandatory to have asphalt on the paths to the entrance or to the parking lot.

At the general meeting, at least half of the residents must vote for laying asphalt.

Parking

In the developed automobile age, not a single yard can do without quality parking. The first mandatory norm: parking must be located at least 10 meters from the walls of the house. If the residents at the general meeting decide the issue positively, then they have the right to restrict the access of unauthorized vehicles to their home territory.

Unfortunately, often some residents are not even able to change the light bulb on their landing on their own. You can only encourage such citizens to improve their entrances by example. Of course, this method will not work on all neighbors, but you can get at least minimal support.

Another option is to hold a meeting at which concerned neighbors will be able to express their opinion on the arrangement of the entrance and decide what exactly can be done on their own.

Types of repairs

There are several types of repairs that can be performed at the entrance of an apartment building. These are current, cosmetic, and major repairs . Each involves certain tasks and deadlines for their completion.

Current

There is a need for urgent repair work due to damage to the power line, water pipes that pass through the entrance, and other elements of common property.

Current repairs of entrances to apartment buildings are carried out by management companies . Since residents transfer funds to them for the maintenance of the entrance, they are obliged to monitor the technical condition of common areas and quickly respond to any breakdowns or damage.

If the funds for current repairs in the entrances are not enough from the amount collected through payments, the management company may offer residents a small increase in the fee for maintaining the house in order to carry out the current repair work.

ATTENTION! Without the consent of a general meeting, the management company has no right to raise tariffs, even to carry out repair work.

Capital

A more complex process is a major repair, which includes many types of repair work. What's included in it?

  • During the overhaul, a complete replacement (or partial) of various engineering systems is carried out - water supply, gas supply, sewerage, electrical networks. Such a process can only be carried out by qualified, responsible and competent specialists, because the living conditions of the residents of the entire house depend on the operation of these systems.
  • The operation of the elevators is being restored. This also requires the help of a professional.
  • The attic, basement, other technical rooms, and common areas are being repaired.
  • Another important stage is finishing the walls, the floor of the entrance to the entrance, steps, and staircases. Craftsmen carry out plastering of walls, whitewashing or painting of ceilings, etc.

  3. Repairs of mailboxes, entrance areas, and vestibules are also being carried out.
  4. If necessary, craftsmen can restore damaged areas of the floor and install railings near the stairs to the porch.

According to standards in the housing and communal services sector, cosmetic repairs are carried out once every 3 years or a little less often. You should know how funds are collected by law and who pays for the materials and work of the craftsmen.
