Where can I look up the name and other information about the owner of the property? Is it possible to do this for free?
You can obtain information about the owner of the property from authorized organizations during a personal visit and on specialized websites. To receive the paper from the applicant, you will need a passport and payment of the state fee. Only the owner of the property or a limited number of persons participating, for example, in a court case, can obtain the data for free.

When is a request necessary?
A request for data may be needed when:
- Checking the apartment for ownership rights of minors and citizens temporarily staying in prison or serving in the army.
- Searching for data on the number of new homeowners and the periods of their ownership.
- Checking the statute of limitations for privatization. If less than three years have passed since the conclusion of the agreement with the administration, then a lawsuit is possible from persons who had the right to receive a share at the time of its execution.
- Purchasing housing on the secondary market to check possible encumbrances in the form of collateral, mortgages, as well as searching for persons who have the right to lifelong residence.
When may it be necessary to search for property?
Quite often there is a need to find all of a person’s property. Most often this happens during a divorce and division of marital property, when you need to find money, real estate, etc. wife or husband. The second common case is a search for the property of a debtor who, for example, was brought to subsidiary liability (former general director, bankrupt company, etc.). There are also many other situations in which it is necessary to search for property, but this does not affect the essence of the search. It is worth noting that if any dispute with the prospect of collection is just emerging, then it is especially important to find the property in time, in order to timely seize it, we recommend that you take up this issue in advance. It is not uncommon for a husband to give money to his wife in cash and she deposited it into some bank account of her own, but the husband doesn’t know which one exactly (he doesn’t even know in which bank the wife’s account is opened) and upon divorce the question arises - “what? where's the money? Which bank should I look for accounts and money in?”
How to find the person in whose name it is registered by the location of the property?
Let's look at how to determine the owner of a living space, when you can check for free who owns the property.
Housing office
The housing office stores all archival information about apartment owners , time of ownership and personal data.
Housing office employees provide information only to the owner of the property or a person who has a power of attorney on his behalf.
Notary
The notary can also find out all the necessary information by the cadastral number or address of the apartment. He will do this only if a potential home buyer contacts him to further formalize the purchase and sale agreement.
Tax
Here you can get the full name of the apartment owner if the reason for the request is justified.
Help: Purchasing an apartment from the person for whom the request is being made is an important basis for issuing data, since the apartment is subject to taxation.
To obtain information, you need to come to the tax office with your passport. Information will be provided free of charge, but verbally, without issuing a document.
MFC
For this you will need:
- Go to the nearest regional MFC with your passport.
- Pay the state fee of 400 rubles.
- Get a receipt from the employee stating that the request has been received and paid.
- Specify the date of document readiness.
- In about a week, go to the MFC and pick up the extract.

- Pick up the certificate in 3-5 days.
Important! The BTI contains information about real estate objects, the ownership of which was last transferred before 1998.
Rosreestr
Personally

Other ways
Additional options for obtaining information about the owner include:

Is it possible to find out the owner of an apartment for free?
Methods that do not give results:
- check with the building management company - information is provided upon application, only directly to the owner of the premises;
- request from the BTI - they do not provide this information;
- find out from the tax authority - they will refuse to provide information;
The above are ways that you should not waste your time on. Remember, the organization does not officially provide information to other persons about a citizen who is the owner of an apartment, even for a fee, and especially free of charge.
Information about the owner is in the Unified State Register of Real Estate (USRN). Only employees can receive it for free:
- prosecutor's office;
- bailiff;
- notaries and others.
According to the registration law, paragraph 2 of Art. 63.
What information about the owner should raise suspicion?
- A minor is listed as the owner of a share of the apartment being sold - the transaction will be complicated by obtaining certificates from the trustee authorities.
- The passport data from the USRN extract does not match those in the document provided by the seller.
- The seller said that he was the sole owner, but it turned out to be shared ownership.
- It turned out that a restriction was imposed on the apartment in the form of a seizure or encumbrance.
Possible problems
Many people try to find out if a person has property
, by contacting Rosreestr, MFC, Federal Tax Service, Pension Fund and other organizations. From there the refusal follows, because it is impossible to find out about the property only by the owner’s full name. Judges have the corresponding powers, but ordinary citizens do not. Going to court for the sake of curiosity is also unprofitable.
How to find out a person's property?
IMPORTANT: If you request information from the USRN, the information will be incomplete. The applicant will not be given the person’s address, telephone number or other contact information. Calculating how many apartments, cars and land plots a citizen owns is also problematic. It happens that the extract from the Unified State Register contains the inscription “insufficient information”. This means that the data is not in Rosreestr, most likely it is in the archive.
How can you contact the person for whom the housing is registered without going through an agent?
- call a phone number that is easy to find out at the address;
- arrange a meeting on behalf of another buyer;
- contact the owner through the chairman of the HOA or management company;
- drop a letter in the mailbox asking to call or meet;
- if the surname is rare, try to find it on social networks.
Buying an apartment is too complicated and a risky process, which, in the absence of experience in buying and selling, is better to entrust to a realtor. A professional will quickly collect all the data about the owner, identify real estate problems and minimize the risk of the buyer losing money.
Reasons for checking the availability of real estate owned by another person
Information about a citizen’s property may be needed urgently. Especially if the transaction does not require delay or the person’s financial situation depends on it.
Situations may be as follows:
- entry into inheritance - find out how much property a person had, whether the second spouse hides part of the assets during a divorce;
- filing a lawsuit with a request to seize property - if the debtor does not repay the debt, but he has property;
- division of property upon divorce;
- bankruptcy - a search is needed to identify assets that can be sold to fulfill obligations to creditors.
Information about real estate is also needed during purchase and sale transactions. Even if this is not a seller, but a “God’s dandelion”, be sure to check the veracity of his words. Is it in the interests of the buyer to find out whether the specified apartment or land plot is actually registered with the person?
Online method No. 2 - on the Rosreestr website
Please note that property owners are not shown for free on the Rosreestr website. I wrote about this in detail in my article, you will find proof there.
On the Rosreestr website you will have to make a paid request, or rather, order the same extract from the Unified State Register of Real Estate about the main characteristics and registered rights to the property. A paper one costs 400 rubles, an electronic one costs 250 rubles. I do not recommend ordering an electronic statement on the Rosreestr website, because... They send it on average after 2 days and in unreadable form. Above, in method No. 1, I wrote where you can get a statement in 1 hour for the same 250 rubles. and on which line the owners are listed.
If you don’t believe me that the Rosreestr website does not show owners in the public domain, then see for yourself:
- Go to the page “Rosreestr - reference information on real estate objects online. This is the only page through which you can find out background information about real estate for free; there are no other similar pages;
- Select the “Address” checkbox;
- Enter your address. Here are examples of how to enter addresses - No. 1, No. 2, No. 3, No. 4;
- Enter the captcha below and click on the “Generate request” button;
- On the page that opens, click on the apartment address. As you can see, the reference information does not contain the names of the copyright holders, and so it is with all real estate.
For example, I entered the address - Moscow, Valovaya St., 6, apt. 15 and this is the reference information I received from the Unified State Register of Real Estate.
How to find a yacht, boat, or other vessel that belongs to a person?
In the Russian Federation, GIMS (State Inspectorate for Small Vessels) keeps records of all shipping vehicles, which include yachts, boats, etc., up to 20 meters long. But data on the owners of yachts over 20 meters in length and ships (barges, pleasure river trams, dry cargo ships, ferries, tankers, etc.) used for commercial purposes is contained in the State Ship Register (GSR). You can also obtain information about the owners by sending a lawyer or court request to the appropriate department.
