If you need to find out the year of construction of the house in which the apartment is located, not everyone knows where to go, where you can get information about a house of this type.
For a long time, technical data about the building was stored in the BTI, in the architectural and design department of the city. But for the convenience of homeowners, the data has become open; you can even get the necessary background information using the Internet, on the relevant sites. This allows you to save time, effort, and avoid bureaucratic fuss.
There are several ways to obtain information; you can find out the year of construction of a residential building by address, by cadastral number. Anyone who is interested in such information about houses can choose the most convenient and accurate method for him. In addition, many are interested in the question of how to find out the layout of an apartment by address.
Where can I find out
There may be different reasons for obtaining such information. For example, the buyer of an apartment in an apartment building will definitely be interested in the age of the building, which determines its technical condition. To obtain this characteristic, you can contact the BTI, Rosreestr, and also look for the year of construction on websites with information about buildings in the city.
Via BTI
BTI is a proven authority that has been in charge of the technical characteristics of all buildings in the city for many years. Here you can get a wide variety of information about the house, including actually finding out in what year the house was built in Moscow, for example.
ATTENTION! BTI has its own departments created at the local level; they store information that relates to a specific locality.
This is an important difference from Rosreestr; this authority collects information about real estate throughout the country and has a common base. BTI has its own Internet service, which you can apply for if you need to find out this or that information. How to submit an application, what is the procedure for obtaining information about the house, is reported on the official website.
Applications are also accepted from those who come directly to the branch itself. The procedure for accepting an application and issuing information about what year the building is and other characteristics of the house is basically the same for all BTI divisions; there may be only minor differences.
- The first step is the collection of documents, including a civil passport, title documents, and other important documentation related to real estate.
- Then, with this folder of documents, you can go to the Bureau unit at the location of the house.
- An application for the issuance of data on the question of how old the house is drawn up according to the sample, and the necessary documents are submitted.
- An obligatory step is payment of the state duty; you must provide a receipt for this payment.
- As a result, the applicant is issued a technical passport, which must indicate the date of construction of the building.
Rosreestr
As in the BTI, the technical characteristics of the house must be stored in the general Rosreestr database. And these characteristics, which make up the cadastral passport, indicate when the applicant’s house and apartment were built.
You can find out the question by contacting the Rosreestr branch and by visiting the official website of this important organization. If the application is submitted to the department in writing, it must indicate as much information as possible about the building, the exact address - house number, building number, number of floors, etc.
The information provided by the applicant is entered into a standard form, and then the registration of the cadastral extract begins.
ATTENTION! There is a certain procedure for issuing extracts; it is established by the Ministry of Economic Development in act number 292, adopted in 2012.
This act also contains instructions on what documents a citizen needs to collect in order to receive a cadastral extract or a document upon another request:
- The applicant is required to indicate the exact purpose of his request - that is, the name of the document that he wants to receive from Rosreestr.
- It is important to indicate which object interests him and detailed information about it. The address and cadastral number are provided.
- Then you also need to determine in what form it is more convenient to receive the document of interest - paper or electronic.
- You also need contact information, because Rosreestr representatives will need to somehow contact the applicant.
As with the application to the BTI, you will need to pay the state fee and show a document confirming payment, a receipt. Rosreestr must respond to the applicant and provide the required information within five days (if the application was completed correctly).
In the case when a document, at the request of the person seeking information, is sent electronically, this can simply be a link with an address where you can view the required document. Paper certificates are issued directly at the department or sent by mail. Citizens can receive the information they need in a form convenient for them.
other methods
The reasons why homeowners need to know when a house with their apartment was built can be very different. If the building is too old, it is not always promising to buy real estate in it, because it is unknown what will happen to the house even in ten years.
Therefore, filing such a question with the BTI or Rosreestr is not something exceptional. Those who actively use the Internet also have many opportunities to resolve their issues. After all, it is not difficult to find official sites on the Internet, for example, the resource of the same BTI; there are other services, and they are also free.
They contain data about buildings, so you can easily get what you need without even leaving your home or work chair. But such resources have one common drawback - they have not yet collected complete information.
And some users, after unsuccessful searches, still have to contact the BTI or Rosreestr, paying a state fee and spending several days to obtain the necessary data. What can you choose from when searching for the characteristics of your home, what resources should you consider?
- You can use an interactive map called Wikimapia. How to use this card? The interface is quite simple, you can easily find the desired building and information about it. But, unfortunately, the date of construction is not always indicated, which is a drawback of the service.
- There is also a portal “Houses of Moscow”, which contains a large database of information about the buildings of the capital. You can find the desired house and information about it very quickly, including the age and year of construction indicated in the description.
- The “House Type” portal also operates for Moscow real estate. In order to find the desired building, its description and data are indicated in the search field.
Such portals have so far been developed mainly for real estate in large cities. But maybe over time there will be resources describing houses and smaller settlements. The model of various resources has common features, the search principle is simple.
Various options for obtaining information
When faced with solving such problems, as a rule, they ask themselves the question: is it possible to find out the year of construction of a building at the actual address without long standing in queues and numerous trips to authorities?
How realistic is it to receive an official document by submitting a request on the Internet? Since recently data on the commissioning dates of houses has been published in the public domain, there are several ways to obtain information about the construction date of a building.
Conventionally, they can be divided into 3 groups:
- order an official document online;
- preparation of a technical passport or an extract from it on paper;
- obtaining information for general information.
Archival references
An additional source of information on houses in a particular city is the local archive. You can also search for information about the building and its construction. An application is submitted to the archive, which is completed by the institution’s employees. Or someone interested in this issue searches for the necessary records themselves.
IMPORTANT! Archival searches do not always give the desired result and usually take a lot of time, so this source of information is rarely used.
Building height
Buildings are classified according to different parameters. Designers identify components and structures, assembling them into a single system for experts or other inspectors. There are separate elements that foremen and direct performers need to pay attention to. Buildings are distinguished by the number of floors:
- 2 - small;
- 5 - average;
- 6 - high-rise buildings;
- 10 – elevated;
- 16 - high-rise buildings;
- from 20 and above - these include skyscrapers.
Buildings are assigned a height category:
- 50 m – 1;
- 75 m - 2;
- 100 m - 3;
- 101 m – 4.
High-rise buildings require special attention in ensuring their safety with a fire extinguishing system and smoke-free staircases; their presence is regulated by SNiPs. Such buildings have not really taken root here, except perhaps in central cities. But a mid-rise residential building can be found in every regional town.
Documentation
In every city, the local administration has a department that deals with urban planning and architectural issues.
You can try to obtain information about the desired building through such an authority.
If there are documents, permits for the construction of an apartment building, they will indicate the start or completion date of construction. Therefore, sometimes this method can be used. If the house has neighbors who have lived at the same address for a long time, they may be the first new residents.
Such a source will provide, if not the most accurate, then close to it information. It's worth asking your neighbors, even those who live in nearby buildings.
Another option is to find out the age of the structure by its type of construction. Each building is characterized by a certain technology, construction or finishing materials.
If you analyze these properties and consult with builders with extensive experience, you can determine the approximate construction time . Sometimes even such information is enough.
- The Khrushchev buildings, which were built in the 50s, have their own characteristic features. Usually these are five-story buildings, without an elevator, with small apartment areas and poorly thought-out layouts.
- In the 70s, standard multi-section panel buildings with 9 or 12 floors were built. This construction technology and projects were used in the 80s, but apartment buildings could already have 22 floors.
- Since 2000, residential multi-apartment high-rise buildings could have both panel and brick walls.

How to calculate the number of storeys?
The average person will have no doubt about determining the number of storeys and the number of floors of a building. It will count by visible windows, starting from the first and ending with the last. Builders classify their buildings, but in a slightly different way. The number of floors includes buildings:
- aboveground;
- technical;
- attic;
- basement structure, provided that its ceiling line is higher than 2 m from the ground.
All structures should be included in the floor count:
- basements;
- underground;
- basement;
- aboveground;
- technical;
- attic.
The urban planning classifier, by the number of floors, implies a certain criterion in order to conduct a state examination of the developed project, where the term number of floors is not used. It is to clarify expert data that the separation of concepts is important. Builders use it for different cases when they determine as much as possible:
- change the characteristics of the building;
- carry out reconstruction;
- carry out restoration.
Provided that the work is to be done in areas of historical buildings, and changes require part of the superstructures or extensions.
Required information
Every owner is interested in how durable and safe the house in which his apartment is located is. This question may also be asked by those who rent premises for a long time or make a purchase of real estate.
The age of a house is an important technical characteristic that can affect various transactions:
- The bank may ask about the construction date of the building when applying for a mortgage loan.
- Such information is needed when registering ownership of housing, when registering a house built on a plot of land.
- The age of the house in some cases affects the cost of housing. Especially if the house, by all signs, especially external, is already old.
- It is always a good idea for new homebuyers on the resale market to know how old the home is and when it has (or has not) undergone major renovations.
- Residents of a house will find it useful to know its age if they want to get local authorities to carry out major repairs.
Features of construction terms
The building is a complex multifunctional system. Designers begin working on its construction long before the excavation work begins and the first brick or reinforced concrete wall is laid. Experts calculate the number of storeys and number of floors in a building; what they know is the difference is in the levels. Architects include in the design documentation:
- dimensions according to calculations of building elements;
- determine spaces and distances between different structures;
- calculate the loads on the floors and load-bearing beams.
The work is serious and painstaking; the safety of the future inhabitants of the buildings depends on it. This also applies to the number of storeys and number of floors. What is the difference is the space between the floor and ceiling surfaces. The created level between the floors, in which rooms are located, as well as structures above or below the ground, are all floors, and they require careful design.
Find out the cadastral number of the object
There is a “public cadastral map” on the Rosreestr website. By searching by address, you can find out the exact area of the plot, its cadastral value, form of ownership, date of registration, permitted uses of the land.
You can also find out the cadastral number of the plot and the cadastral number of the block. This information will be useful to us in the following paragraphs.
If you need to find out the full name of the property owner, you can do this by requesting an online extract on the Rosreestr website, paying 300 rubles and waiting a few days. This method does not fit the conditions of the problem, but it is worth recalling.

Planning structure
Residential multi-apartment development has distinctive features in terms of volume and layout structure. Objects are divided by configuration:
- sectional;
- bellhop;
- gallery;
- blocked.
In buildings with sections, apartments are placed one above the other by floor, where they are connected:
- vertical communications;
- stairs;
- elevators.
The apartment has an entrance from the landing or elevator hall. In residential buildings, sections can be arranged either multiple or single. They satisfy owners differently in terms of efficiency, but allow developers to maneuver the placement of objects within the city, combining compositional solutions.
Do neighboring houses not fall under the “sale of debtors’ property” program?
In Russia, individuals and legal entities become bankrupt every day. And their property is put up for open electronic auction at surprisingly low prices, since it must be sold quickly to pay off debts.
Here we will need the cadastral number of the quarter. If you enter it into the search form on the website using the link below, you can find neighboring plots that are up for auction and which, theoretically, can be purchased for 40% -90% of the market value.
But how to do it correctly requires a separate long article. Crowds of hucksters sit on such sites, and before purchasing real estate in this way, it is better to consult with a person who is closely in the subject.

Procedure for applying for an operational passport
The technical passport of a building is a document of permanent storage and cannot be issued to an individual.
Therefore, in accordance with the Federal Law “On Appeals from Citizens of the Russian Federation”, in order to obtain information from a specific document, it must be sent to the operating organization in writing, which must contain:
- Name. first name, patronymic of the applicant;
- name of the operating organization;
- postal address for sending responses;
- essence of the application (describe the need to obtain information about the year of construction of the capital facility);
- handwritten signature and date of application.

Geometric content
Regardless of what kind of residential building they built, the average number of floors, a larger or smaller parameter, previously professionals geometrically calculated the height of each space between horizontal surfaces. The design is carried out according to vertical distances, measured from the floor line of the lower floor to the upper one. The typical size of this parameter is allowed up to 2.7 m room height.
According to modern layouts, it does not always comply with usual standards. They carry out all the necessary calculations and make high lobbies that exceed the level of ordinary premises. Developers or owners treat residential space differently. It is not uncommon to find a residential basement. It was originally distributed and equipped this way by developers, or citizens moved in and reconstructed the building themselves.
Specialized residential buildings
The number of floors of buildings largely depends on their purpose. Buildings can be mass-produced or specialized. The first buildings contain apartments where families of different composition and economic status will live. Specialized houses according to their purpose are:
- dormitories;
- hotels;
- boarding schools for the disabled and elderly.
Each building is planned to accommodate people of varying durations. What height to build a house depends on regional authorities, construction legislation and its territorial location. Eg:
- large metropolitan areas are building up microdistricts with 9-story buildings;
- large cities place buildings in their residential areas, starting with five-module options;
- in small regional settlements and urban settlements, buildings with mid-rise buildings are typical;
- In villages, buildings are mostly built no higher than 2 floors.
Urban architecture is distinguished by its versatility and structural elements of different shapes.
