At the numerous requests of workers in general and my potential clients in particular, I present to the last judgment of the suffering a list of the best areas of Moscow both for personal residence and for purchasing an apartment for the purpose of investing money. When assessing Moscow districts, we took into account socio-economic indicators and consumer qualities of locations, such as: environmental safety, recreational areas, transport accessibility, information and telecommunications infrastructure, the general condition and composition of the housing stock, the presence of a full range of social service facilities for the population: secondary schools and children's kindergartens, hospitals and clinics, boarding schools and rehabilitation centers. The rating of the best areas of Moscow to live in 2022 was compiled on the basis of bare statistics, demand for rental housing and buyer choice, expert opinions, reviews of local residents of different age categories: pensioners, youth and families with children, my personal opinion as a native Muscovite and professional participant real estate market.

Central Administrative District - Zamoskvorechye, Yakimanka and Khamovniki

Exemplary, advanced, the best of the best areas of the center of our Motherland - the capital's locations Khamovniki, Yakimanka, Zamoskvorechye, whose residents can rightfully be proud of them! A huge number of architectural monuments and attractions, cultural and sports facilities, the Moscow River, landscaped green parks and quiet cozy squares, along with a solid environment, the highest level of business activity in the country, the highest paid jobs - all these socio-economic indicators are ideal combined in each of these districts of the Central Administrative District of Moscow. Housing prices in the best areas are corresponding - the highest in Moscow. For example, on the secondary market, real estate prices start at 300 thousand rubles per sq. m. The smallest 1-2 room secondary apartment of 37-42 sq.m., for example, in Zamoskvorechye on Pyatnitskaya or Bolshaya Tatarskaya, in Khamovniki on Komsomolsky Prospekt, Usacheva or Bolshaya Pirogovskaya, on Yakimanka on Shabolovka or Bolshaya Polyanka will cost a potential buyer at least 12-13 million rubles. But I assure you, it's really worth it.

Central Administrative District

It has a convenient location on the map of Moscow and developed infrastructure, but this does not solve transport and environmental problems. The Central Administrative District has a huge number of historical buildings that were built in the 19th – 20th centuries. Housing in the budget segment is not being built because it is not profitable. Land prices are very high.

The main buyers are wealthy buyers who want and can live in the center, so they buy premium housing. Prices for 1m2 start from 320 thousand rubles. Buyers are offered apartments and studios, which will cost from 4.2 million rubles.

Northwestern Administrative Okrug - Strogino, Shchukino, Khoroshevo-Mnevniki

The northwestern districts are traditionally among the first in Moscow in terms of environmental cleanliness and safety, and the level of development of social, shopping, retail and transport infrastructure. Among the significant natural sites here one can note the Pokrovskoye-Streshnevo Park, the Moskvoretsky nature reserve of regional significance and its constituent Serebryany Bor and Stroginsky Zaton. Among other things, for example, most medical research institutions are concentrated in Shchukino and the area bears the unofficial title of “metropolitan hospital”, and Strogino is famous for its beaches - this is one of the few places in Moscow where swimming in a reservoir is officially allowed and all conditions are created for active sports. The best areas of Moscow in the North-Western Administrative District are ideal for living for those who monitor their health and those who need to improve their health. The cost of residential real estate in the best areas of the North-West Administrative District is slightly higher than the Moscow average - about 195-230 thousand rubles per sq. m. So, for example, for the most ordinary 2-room apartment up to 50 sq. m. in Strogino on Isakovsky, in Khoroshevo-Mnevniki on Marshal Zhukov Avenue, in Shchukino on Marshal Biryuzov, the client will have to pay approximately 10 million rubles. Okay - it doesn't come cheap!

South-Western Administrative District - Gagarinsky, Yasenevo, Yuzhnoye Butovo

It is difficult to single out the best areas of Moscow in the generally prosperous South-Western Administrative District, but you still have to do it. In terms of the level and quality of life, Lomonosovsky and Obruchevsky districts are among the first, and in South Butovo, among other things, due to low-rise blocks, the lowest population density. In Yasenevo there are as many as two stations of the capital’s metro and on the territory of the district there is a huge natural-historical park Bitsevsky Forest, and Tyoply Stan with the landscape reserve of the same name is not as hopeless as many believe. From Gagarinsky it’s a stone’s throw to Moscow State University and the center, and from your cozy apartment in a Stalin building with 3-meter ceilings you can walk to the Vorobyovy Gory nature reserve. The southwestern districts of Moscow have always been considered one of the best in Moscow, which in turn is reflected in the cost of residential real estate. The minimum price per square meter on the secondary market is 190 thousand rubles, and the average is in the range of 210-240 thousand. So, a good 2-room apartment of 54 sq.m. in Academichesky on Vavilova next to the Darwin Museum or somewhere in Lomonosovsky, well, say, on Leninsky Prospekt it will cost about 12-13 million rubles. In areas closer to the Moscow Ring Road, prices are an order of magnitude lower, but still far from the cheapest in the Mother See. Residents of the best districts of Moscow in the South-Western District, probably more than anyone else in the capital, know the value of themselves and their housing.

List of the most densely populated areas of Moscow

On the one hand, you might think that it is better to live in a densely populated area, due to the well-developed infrastructure and varied real estate. On the other hand, I want to live quietly with my family without crowds of people. Moscow is so paradoxically interesting that it attracts many people from different regions. The population is already 12 million 655 thousand people.

Among the densely populated Moscow districts there are:

  1. Zyablikovo.
  2. Novokosino.
  3. Lomonosovsky.
  4. Eastern Degunino.
  5. Bibirevo.

According to the description, living conditions here are the worst due to the high density of people. This figure is on average 25-30 thousand people/km2.

JSC - Krylatskoye, Ramenki, Filevsky Park

The educational center of the capital - the most prestigious top higher educational institutions not only in Moscow, but throughout Russia are concentrated on the territory of the JSC. Among others, the alma mater is the country's main university, Moscow State University, which is located on Vorobyovy Gory in Ramenki, MGIMO and MIREA. The western districts of Belokamennaya have recently been greatly updated and prettier due to the construction and commissioning of a large number of residential complexes in different price segments - from comfort to business class. One of the most interesting locations in terms of personal residence is the Filevsky Park district, named after the monument of gardening art located on its territory along the floodplain of the Moscow River. The Krylatskoye district, I am sure, there is no need to introduce it, it is known far beyond the borders of Moscow, there are legends about its prestige around the world - they even say that only bourgeois live in the vicinity of the district, but in fact, this is not true. Only a small part of the district's population has an income level above average by capital standards, but the rest are simple and ordinary people. Krylatskoye is mainly attractive because of the proximity of the residential area to the vast, one of the largest forested areas within the borders of old Moscow, easy access to water and quick access to the Rublevo-Uspenskoye Highway. According to EcoMonitoring statistics, the cleanest air in Moscow is here in Krylatskoye, and this area is the best suited for living. As for real estate, housing prices in the best areas of the closed joint-stock company often bite - the average cost of a resale property per sq. m. has long crossed the 200 thousand rubles bar. Most recently, I was personally involved in the sale of a 1-room apartment of 36 sq. m. at Filevsky Park for 8.3 million rubles. Last year in Ramenki there was experience in selling a 1-room apartment of 37 square meters on Michurinsky Prospekt for 10 million rubles, and in Krylatskoye I helped the owner sell a 2-room apartment of 54 square meters. for 14 million rubles. Ultimately, all these objects were quite successfully implemented by me, which means that a potential client still has to shell out money for the best places in Moscow!

Fili-Davydkovo

Fili-Davydkovo is a paradise for gifted schoolchildren, because it is here that children are given the opportunity to enter the Lomonosov school, a special department is open for preschoolers. Those who graduate from the Lomonosov institution most often enter Moscow State University, because this school is a preparatory stage for obtaining an education at the university.

There are no concessions or allowances for teenagers. For example, after completing 2nd grade, a child takes a serious test for the first time; children without a certain set of knowledge are not accepted into the ranks of students.

Parents and teachers give little thought to how justified such a careful selection is. But many of those who graduated from Lomonosov’s school show amazing success in scientific activity, are the founders of amazing world discoveries and often go abroad, wanting to master even more deeply the science that they liked most.

Northern Administrative Okrug - Timiryazevsky, Sokol, Levoberezhny

Water is life. When I was still very young, my children and I often went to the beach at the Soyuz Hotel in Levoberezhny to relax and have a good swim. This place, one of the few for recreation in general and publicly accessible for swimming in particular in such a huge district, is known, and I have no doubt about it, not only by residents of the Northern, but also other districts and Moscow. It is not for nothing that Levoberezhny is one of the leaders in the Northern Administrative Okrug in terms of the volume of housing construction - over the past few years, quickly, like mushrooms after rain, a whole scattering of new residential complexes have appeared in the area for different tastes and budgets. The Timiryazevsky district is famous throughout the district for its chic forest park and agricultural academy; moreover, it managed to bring to this day blocks of good, solid Stalinist houses, for example, on Vucheticha, Kostyakova and on the street of the same name. The Sokol district, tiny in Moscow's size, is nestled in the capital's wilds somewhere around the intersection of Leningradka and Volokolamka, famous for its unique architectural appearance, which is created by the most beautiful residential buildings and public buildings of the period of Stalinist neoclassicism, a village of artists with low-rise private houses - this is generally a unique phenomenon for Moscow, and several small city parks at once. Housing prices in the best areas of the Northern District cannot be said to be exorbitant, but one wouldn’t dare call them cheap either. So, the simplest one-room apartment is 34-36 sq.m. in Timiryazevsky on Astradamskaya or in Levoberezhny on Belomorskaya will cost at least 7 million rubles, exactly the same apartment on Sokol somewhere on Peschanaya Street will cost a potential buyer at least 8 million rubles. Needless to say, the spool is small - but expensive!

Architecture

I have always been surprised that the word architecture is used in relation to ordinary nine-story panels. However, in relation to houses in our residential complex, this concept takes on its original high meaning. Because the houses are designed with taste and skill.

It seems that when developing the design of the facades, we were inspired by nature, the river, and trees. This emphasizes the environmental friendliness of the area. It’s great that each house looks unique, while the architects maintained a common style. I like the color of the buildings, these are noble shades of beige, milky white, dark brown with gold, turquoise.

NEAD - Lianozovo, Ostankino, Sviblovo

At first glance, Lianozovo is the most ordinary residential area, but upon closer examination, you can notice that on its territory there are two significant natural and historical objects: Altufyevo Park with the 18th-century architectural ensemble of the Manor of the same name and Lianozovo PKiO, which is part of the forest park of the same name. Lianozovsky Park of Culture and Recreation is known far beyond the borders of the district; on weekends, children and their parents flock to it to have fun on the carousels and try out a large number of a wide variety of attractions, even from nearby cities near Moscow! I am sure that in the north-east of the capital, you will not find a better area, taking into account the two factors Price-Quality! In Ostankino there is one of the main attractions of Belokamennaya - the Ostankino Tower and one of the pearls of Moscow - the Main Botanical Garden of the Russian Academy of Sciences named after Tsitsin, which is the largest in Europe! This indisputable fact, of course, is reflected not only in the quality of accommodation, but also in the prices of secondary urban real estate too. Sviblovo is comprehensively developed and generally good-looking - there are as many as 2 stations of the orange metro line, not on the outskirts and not far from the center, over the past few years it has become much younger due to new buildings, on its territory there are the Park of the same name on the high bank of the Yauza River and the Estate - the most beautiful An architectural monument of the 15th century, Russian classicism is in force, which is an integral part of the country's cultural heritage. The average cost per square meter of housing in the best areas of the North-Eastern Administrative District of Moscow ranges from 195-230 thousand rubles, depending on the total footage of the living space, the number of rooms and the specific location. So, a normal 1-room apartment of 36 sq.m. in Lianozovo near the Altufyevo metro station will cost about 7.3 million rubles, the same apartment in Sviblovo or Ostankino will cost a potential buyer at least 1 million more. As they say, the market sets the price!

Finished finishing

I like that the developer sells options with finishing. The house has just been put into operation, and you are already moving into a finished apartment. I trust the repairmen of Pioneer; there is no need to bother with repairs and waste time. And most importantly, the neighbors don’t do endless renovations, as always happens when apartments are unfinished. Two years after buying an apartment, I have to listen to the noise of a drill and hammer all weekend. But this is not the case here.

When I bought the apartment, there were several finishing options available: the rooms could be in a light or dark style. The developer lays down a light-colored, wood-like laminate, glues smooth non-woven wallpaper, and installs good Spanish plumbing fixtures. If you wish, you can ask for parquet and heated floors instead of laminate.

Eastern Administrative District - Sokolniki, Izmailovo, Bogorodskoye

In this case, without hesitation, I named the three best districts in the Eastern District of Moscow; it was absolutely no difficulty for me to identify which district of Moscow is best suited for personal residence. To this trinity I would also add the Veshnyaki district: the buildings are mostly dull, so-so, nothing special, but there is one big white spot on the territory of the district - the Kuskovsky Forest Park with the Palace of the Sheremetev Counts! Choosing the best places from the best in the Eastern Administrative District, I asked the question, “What is good in the area besides concrete boxes?”, and was guided in my rating by the principle of direct abutment of residential areas to forested areas and natural and historical sites - to the lungs of the capital. The Sokolniki district is famous for its Park - one of the first in Moscow in terms of creation date and area. In winter, I myself, although occasionally, still come there to walk through the dense forest, breathe fresh air and go ice skating. It’s also very easy to breathe in Izmailovo, thanks to its natural and historical Park, and in general the area leaves only favorable feelings, besides, there are 3 metro stations on its territory and it managed to preserve a large number of low-rise, solid Stalinist houses. Bogorodskoye, like Metrogorodok, is located on the border of the Losiny Ostrov National Park - the largest forest area within the borders of Moscow. From houses, for example, on Pokhodny Proezd you can literally step into the forest. I have repeatedly been lucky enough to observe with my own eyes in the park moose and other very diverse living creatures: ducks, squirrels, wild boars, deer, beavers, hares and snakes. In addition, among other things, it is very convenient to get to Bogorodskoye on your own - there are 2 metro stations within walking distance: Rokossovsky Boulevard and Preobrazhenskaya Ploshchad. The cost of real estate in the best areas of the Eastern Administrative District is average in Moscow - in the range of 195-210 thousand per sq. m., only in Sokolniki it is slightly higher - from 230 thousand rubles. Despite all the delights, the value of apartment prices is put under pressure by man-made factors: industrial enclaves and areas harmful to life, and this ultimately affects the overall low demand for secondary and primary real estate from potential buyers and, accordingly, interest from professional market participants: developers and builders. So, a good 1-room apartment of 38 sq.m. in Izmailovo near the Pervomaiskaya metro station or in Bogorodskoye on Krasnobogatyrskaya you can easily find a budget for a modest budget of up to 7 million rubles in these days; in Sokolniki the same similar apartment will cost at least 8 million rubles. Never buy something cheap so as not to end up with something expensive!

SEAD - Kuzminki, Lefortovo, Lyublino

The south-east of Moscow has historically been a working factory outskirts; enormous industrial potential is concentrated in the district. In this regard, and also because of the traditional western wind rose, the South-Eastern regions are considered by many experts to be unfavorable and unsafe from an environmental point of view. And yet, no matter what, you have to choose the best from the worst. Lefortovo, a former Tsarist and then Soviet barracks, still attracts with its historical architecture, despite the fact that the area is a leader in the South-Eastern Administrative District in terms of the volume of construction of comfort and business class housing. In general, it is good-looking - excellent transport accessibility (2 metro stations), and it’s a stone’s throw from the center of the capital by car, the social infrastructure is at the proper level, there are many attractions, there is a green island - Lefortovo Park with ponds on the Yauza River, a winding embankment for walking. In general, for me, Lefortovo is the best district in the South-Eastern Administrative District of Moscow. As soon as you look at the detailed map of the Mother See, the advantageous side of Kuzminki immediately catches your eye - this is the natural and historical park of Kuzminki-Lublino with the architectural and landscape ensemble of the Estate of the Princes Golitsyn. The rest of the area is not particularly remarkable. Lyublino is a relatively young area, the housing stock has not yet had time to grow old and physically tired, it is not the same type - there are a lot of good Stalin buildings at a reasonable price, mostly normal layouts by modern standards, here and there there are cozy landscaped public gardens, its own station, a metro station of the capital, there is a station of the same name local attraction on the Churilikha River Museum-estate of the 18th century - an architectural and artistic ensemble with a cascade of picturesque ponds in the Palladian style. I definitely wouldn’t put him in the worst category. The cost of housing in the best areas of the South-Eastern Administrative District is slightly lower than the average for Moscow - about 180-195 thousand rubles, only Lefortovo clearly stands out against this background with its average figure of 220 thousand rubles per sq. m. So, the most common 1-room apartment is up to 37 sq.m. next to the metro station in Lefortovo, for example, in Soldatsky Lane or on Storozhevaya, it will cost at least 7.5-8 million rubles. The same similar apartment in Kuzminki on Young Lenintsev or Volgogradsky Prospekt, or in Lyublino on Sovkhoznaya can be found for 6.5-6.8 million rubles. No matter how hard you try, you can’t jump over your head!

South-Eastern Administrative District

The district is called the most affordable in terms of purchasing housing, but depressed due to the lack of prospects. In the South-Eastern Administrative District, a third of the territory is occupied by industrial zones, metallurgical and chemical plants are concentrated. Because of this, there is an unfavorable environmental situation here, which has a positive effect on the cost of housing.

The price of 1 m2 is 151.7 thousand rubles; in new buildings, one-room apartments cost from 3 million rubles.

The district is undergoing active development and developing transport infrastructure. A few months ago, metro stations were opened on the Nekrasovskaya line.

Southern Administrative District - Nagatinsky Zaton, Orekhovo-Borisovo Northern, Chertanovo Central

A very pleasant aftertaste is left after visiting the capital's Nagatinsky Zaton district. Quiet, cozy, away from the highway, within walking distance of 2 metro stations, a lot of greenery, and the most important features of the area are one of the most famous attractions of the capital, the Kolomenskoye Museum-Reserve and two embankments of the Moscow River. In Northern Orekhovo-Borisovo, in close proximity to the residential area, there are two natural and historical sites: Borisovskie Ponds Park and the State Historical-Architectural, Art and Landscape Museum-Reserve “Tsaritsyno” with a luxurious palace and park ensemble. Personally, I like Tsaritsyno Park more than the others, and in general I think that these two areas in the Southern Administrative District are the best suited for living with a large friendly family - there is where to walk, there is something to admire, there is plenty of room to do a wide variety of sports. Chertanovo has very good transport accessibility - as many as 6 metropolitan subway stations are evenly spaced, and you can walk to the metro from almost any point of the three Chertanovo (North, Central and Southern). In addition, the western outlines of the districts border the specially protected area of ​​the Bitsevsky Forest natural and historical park, a favorite pastime place for local residents: skiing, biking, hiking. And inside the city blocks there is a place to relax and take an evening promenade. For example, in Chertanovo Central there is a wonderful Park Cascade of Kirovograd Ponds. If you haven’t been there yet, be sure to check it out when you have time, I’m sure you’ll definitely like the park. As for the prices for apartments in the best areas of the Southern Administrative District, they are average in Moscow - about 170-200 thousand rubles per sq. m. So, the most ordinary 3-room apartment is 74-77 sq.m. in Nagatinsky Zaton on any of the Embankments or in the depths of the massif on Sudostroitelnaya will cost about 14.5-15.5 million rubles, the same apartment in the Chertanovo district will cost a potential buyer not much cheaper - about 13.5 million rubles. Surprisingly, the cheapest price for a similar apartment will be in Orekhovo-Borisovo Severnoye on Shipilovsky Proezd or Marshala Zakharov - an analysis of market conditions allows us to speak out loud about 12.5 million rubles. Good business and great price!

Zelenograd (ZelAO) - Savelki, Matushkino

A one-of-a-kind science city, an administrative-territorial enclave of the capital in the middle of the Moscow region. Partly lives up to its name. It is worth noting that the experiment of the capital’s authorities called “Zelenograd” was only half a success. I consider the best areas to live in Zelenograd to be such locations as Matushkino and Savelki - they are successfully integrated into the forest, the apartments have spacious modern layouts and leave only pleasant memories after visiting. Matushkino pleases the eye with its colorful facades of new houses and landscaping of the urban space. In Savelki there are a lot of ancient trees, shrubs and other greenery in the courtyards. Otherwise, ZelAO is an ordinary metropolitan concrete jungle, and besides, without walking distance to the metro, often the owners only give a stamp in their passport with Moscow registration and nothing more. The main problem in Zelenograd is transport accessibility; local residents are forced to stand in traffic jams for many kilometers on the Leningradskoye Shosse. As many as 3 railway stations of the Oktyabrskaya Railway do not save the situation. Housing prices in Zelenograd are appropriate - according to statistics, they are among the lowest in Moscow. The average cost per square meter of secondary urban real estate is about 140-150 thousand rubles. So, a luxurious 1-room apartment of 38 sq.m. with a spacious kitchen of 10 sq.m. in Zelenograd you can buy for only 5 million rubles a 2-room apartment of 54 sq. m. with isolated rooms will cost about 7.5 million rubles, and three-room apartments of 74-77 sq. m. in ZelAO do not reach the 10 million ruble level. Setting a price is not a word for you to rearrange!

Convenient parking

Along with the apartment, I bought a parking space. Parking, as I said, is not in the yard - residents can safely let their children go to the site. The complex has two-level underground parking. If guests or taxis arrive, there is parking around the perimeter of the block. By the way, there are almost as many parking spaces as there are apartments - enough for all residents.

I consider these areas to be the best and most promising not only in the Nenets Autonomous Okrug, but throughout New Moscow. Demand in the real estate market is constantly studied and is under the constant close attention of many specialized specialists: marketers, analysts, appraisers, realtors. The advantageous aspects of the districts are convenient logistics and good transport accessibility, and as numerous sociological surveys show, this is the main motivating factor for potential customers to purchase. Despite all its splendor, prices for secondary housing in the best areas of the Novomoskovsk district are pleasantly surprising. So, a 1-room apartment of 37 sq.m. renovated, near the metro, in a new modern house, for example, in Kommunarka on Bachurinskaya, Fitarevskaya, Alexandra Monakhova or in Rasskazovka (Peredelkino Blizhnoe) on Boris Pasternak, Anna Akhmatova, Samuil Marshak can be purchased for 6.5-6.7 million rubles. The houses are almost all new, the apartments are inexpensive, there is a metro station nearby and all the social and everyday infrastructure necessary for a full-fledged life - the best areas in Moscow in terms of price-quality ratio, and one cannot but agree with this!

North-Eastern Administrative District

Similar to the previous area, especially with regard to the transport situation. Yaroslavskoe, Altufevskoe and Dmitrovskoe highways are very busy. But the situation is improving due to the introduction of new metro stations on the Lyublinsko-Dmitrievskaya line.

Unlike the Northern Administrative District, the environmental situation in this district is much better. Industrial centers are adjacent to large parks and Losiny Ostrov.

The disadvantages include the slow development of the real estate market. The main choice of apartments is on the secondary market. Developers in the residential complex offer apartments. The cost of 1 m2 starts from 161.2 thousand rubles. In new buildings, housing prices start from 2.5 million - 3 million rubles.

TAO - settlements Pervomaiskoye, Shchapovskoye, Krasnopakhorskoye, Troitsk

The largest district in Moscow by area and so far the most stupid. The inhabitants of some villages can be counted on the fingers of one hand. Investors are not willing to enter TAO: it is too far from the borders of Old Moscow and metro stations, the situation with social infrastructure does not matter, there is not enough energy capacity and normal roads. In the Troitsky Administrative District there are still few large-scale housing construction projects, and if they are built, they are mostly low-rise villages: cottages, duplexes, townhouses, apartment buildings with 3-4 floors. The best district in the Moscow TAO in terms of socio-economic indicators at the moment is the titular science city. But besides everything else, local residents really have something to be proud of. As you know, transport accessibility is a sign of real estate liquidity and a factor that determines the cost of housing, and after reconstruction, the Kaluzhskoe Highway received additional lanes, public transport runs regularly like clockwork - getting to the metro has become much more convenient and faster. Not by leaps and bounds, but little by little life is getting better. The market, of course, responded to these favorable circumstances - several global construction projects were launched in the vicinity of Troitsk. In Krasnaya Pakhra, even before joining the capital, people lived very well - everything they needed was always at hand. There is not enough space for large-scale construction in the Krasnopakhorsk settlement, but low-rise residential complexes are widely represented here. The Pervomayskoye settlement is one of the most promising, because it has the most favorable economic and geographical position - it is located closer to the rest of the TAO districts to the metro, between the Kievskoye and Kaluzhskoye highways. On the territory of the settlement, projects of residential complexes are equally represented: both low-rise and high-rise. The Shchapovskoye settlement is one of the leaders in the Trinity District in terms of population growth, and this is not surprising - hammer blows can be heard here and there, the area is actively being built up. Shchapovskoe can boast of several very interesting cottage villages. In the absence of their own, local residents have at hand all the necessary infrastructure of the city of Podolsk, including easy access to Line D2 of the Moscow Central Diameters. Prices for secondary and primary real estate in the Trinity District are, by Moscow standards, implausible, well, very low. So, for example, a 1-room apartment of 34 sq. m. in a five-story building in Ptichny (the administrative center of the Pervomaisky settlement of the TAO of Moscow, 20 minutes by public transport from the metro stations Filatov Lug, Salaryevo, Olkhovaya, Kommunarka) or in the village of Krasnoye, Krasnopakhorsk settlement (20-30 minutes by bus, minibus or car from metro station Olkhovaya or Teply Stan) you can find up to 4 million rubles. In low-rise buildings, prices start at 5 million rubles. An unfinished townhouse in Troitsk will cost from 7 million rubles. This price level for Moscow is an absolute minimum. Analyzing market conditions in a given segment, we can say with confidence that often the cheapest secondary urban, and even primary real estate in Moscow is sold right here - in the best areas of the Trinity District. You can’t fool our people—you can’t get through them with Moscow registration alone!

Don’t blame me if your area or the one you have your eye on is not on my list of the best places to live in Moscow for one reason or another - it means there is room to grow, it means there is something to strive for. I am sure that someday the last will become the first!

Analyzing the list of leaders and outsiders in the rating, you come to the conclusion that nothing fundamentally changes in Moscow. I don’t even want to voice platitudes like “It’s better to live in the center than on the outskirts.” Perhaps there is the following trend - areas that everyone liked before are developing and now everyone likes them even more. Fortunately, there is no reverse trend - the less attractive areas do not seem to be getting any worse. Will things stay this way – or will big changes await us soon? We do not know. But here’s what our rating definitely convinced us of: there are enough places in Moscow where you can live comfortably and for your own pleasure in 2021.
