When purchasing new housing in a multi-storey building, people often wonder what series the building is, whether it is subject to demolition, and what features it has. It is unlikely that you will be able to answer such questions on your own, which is why we invite you to read the information in our article.
Here you will find answers, facts and many useful sections that allow you to present the whole picture.
Brick houses of that century are very popular in all Russian cities, especially on the outskirts

Series of 5-9 storey buildings
In this section we will look at a series of brick houses that have been registered, are in operation and continue to be built:
- Brick residential buildings series 86 include not only a 9-story structure, but can also be a 5-story structure . More detailed characteristics of the house: building material - brick, height of living quarters - 250 cm, apartments are 1,2,3 and 4 rooms (depending on the number of floors). They started building this series in the 1980s and are still using it today. You can find them more often on the outskirts of large cities, or in the central part of sparsely populated areas.
One of the brick houses of the 86th series
- Series II-01 (5-story buildings) belongs to the “Stalinist” buildings of late construction. Such structures were built only from brick, the height of the living quarters is about 300 cm. Most apartments have a balcony. The construction of houses was carried out from 52 to 59, they are rare, since they were replaced by “Khrushchev buildings”. (see also the article Will brick five-story buildings and panel Khrushchev buildings be demolished)
- Built in 52-58, 7 and 8-story houses made of brick blocks, lined with red tiles, belong to series II-02 . Such buildings are architectural monuments; the price of an apartment in buildings of this type is comparable to modern housing in the city center.
- The II-08 series of houses is the last to be developed according to “Stalinist” standards. Such brick houses were built from 57 to 62 in the city of Moscow. The apartments are quite spacious, the ceilings are high, and many residents also have balconies.
Moscow representative of the I-08 series, greetings from the distant past
- But 5-story buildings of series II-14 are very common in the capital and neighboring cities of the Moscow region. Such buildings are called a transitional version from the “late Stalinist” to the “Khrushchev”.
- Tall (at that time) houses of the SM-3 and SM-6 series were also built from brick. The number of floors varied from 8 to 10, although 9-story buildings are more common. Moscow was massively built with such houses in the 50s and 60s.
Variation of the 80th series
Separately, we can say about the 80 series, which includes three modifications (all houses are brick):
- Series 164-80-1 was erected as a 5-story building, the height of the residential premises reaches 250 cm. Type of housing - room-by-room accommodation, with a shared bathroom and kitchen. The houses were built in the 70s and 80s. (see also the article Layouts of apartments in brick houses of 5 floors, how to improve them)
- Series 164-80-3 has a similar plan , only there are 9 floors in the building. Most often it is found as a communal apartment, with room-by-room accommodation, up to 408 places, although in modern times the rooms are connected and sold as combined living areas. Year of construction 1970-1980.
- But series 164-80-4 , which was also built as a 9-story building, is a dormitory for 537 or 1074 places. But, as in the case of the 3-series, the rooms are combined and sold as 2-room apartments.
A typical hostel for many cities, which was built in the 70-80s
More modern series
In this section we will describe several typical houses that began to be built in the last century, but continue to be built to the present day (or have recently been “closed”):
- Series 124 is a brick house, which can be either 9-storey, 12 or even 14-storey. The number of rooms in apartments varies depending on the location: 1 and 2-room apartments are more common, but there are also 3-room apartments. Such houses have become most popular in the Moscow region.
Such houses are common in many cities, due to their small area and multi-story structure.
- There is another series, which is also known in Moscow and the Moscow region - 114-85 (the most common buildings are 9 and 12 storeys, but there are also 6 storeys). The living quarters are quite cramped, the ceiling height is 248 cm. The number of rooms depends on the type of house; 2 and 3 bedrooms are often found.
A 9-storey brick building, many “economy class” houses were built using this type.
For your information! For all houses built at that time, mainly local building materials were used, manufactured in nearby factories.
- The E-93 series of brick houses offers people the opportunity to purchase housing in buildings built between 1970 and 2000. There are several modifications: 9, 12 and 14-storey buildings, with 1,2,3 and 4-room apartments. The height of the living quarters is 260 cm. Most often, such houses can be found in cities near Moscow.
- Series II-66 is represented by 9-story brick houses that were built in Moscow and nearby cities. Such buildings were erected from 1973 to 1985; only local building materials were used as raw materials. The number of rooms in an apartment depends on its location; there are 1, 2, 3 and 4-room apartments.
- Another series of the 70s is MK-9 (descended from the MK-5 series - brick 5-story buildings). It was popular in Minsk; in the city you can find many similar houses with small but cozy apartments.
Houses of two capitals
In this section we will describe four series that can be found both in Moscow and St. Petersburg:
- Series 1-528KP-41 is a brick house, 9 floors high. The living quarters cannot be called spacious, from floor to ceiling only 248 cm. There are from 1 to 3 rooms in apartments, 2-room ones are more common. The disadvantage is the small 6 m2 kitchen, which is difficult to place anything in.
Popularly, such houses are called “city walls”, since they are long, but quite narrow.
- But the same series, only more modern (used until 1980) - 1-528KP-40, is a more comfortable place to live. The ceiling height is about 270 cm, the rooms are spacious, the kitchens are increased to 9 m2.
- The series of brick houses 1-528KP-82 is practically never found in Moscow, except perhaps in the Moscow region, but it is common in St. Petersburg and the region. The houses are no longer 9, but 16-storey, with spacious apartments, where the ceiling height is 270 cm. Such houses were built from the early 70s to the mid-80s.
- The 1-528KP-80 series (a 14-story brick building), which was in use until 1985, is considered more attractive. Such houses are interesting for their spacious loggias, which are found in almost every apartment, as well as special premises for concierges. Some of the first video cameras on residential buildings appeared in this series, significantly increasing the cost of an apartment and giving them status.
These houses turned into entire residential neighborhoods built on the outskirts of the city.

What to do if the house series is unknown
It also happens when people do not know which series their house belongs to, but this can (when selling or buying an apartment) bring unnecessary trouble. The easiest way is to look at the technical passport, you can get it from the management company, everything is described in detail there.
There are also instructions about when the repairs were done, what communications were and much more. But you can also “rack your brains,” determine several parameters and compare them with known data.
To do this you need:
- Find out the year of construction.
- Specify the material that was used as the basis.
- The region in which the house was built.
- Floors of the house.
- Number of rooms in the apartment.
Then look on the Internet, find a special directory in which the received data is entered, and enter your information. After that, you will be given several options with photos in which you can easily find your home.
Another way to find out the series of a brick house is to simply compare the appearance from the proposed options on the Internet. The likelihood of a coincidence is low, since many houses are practically the same in appearance, but their series are different, so it is better to contact the house management service.
For the construction of modern multi-storey buildings, ceramic bricks are rarely used; more often they are replaced with silicate bricks, and sometimes even replaced with decorative stone (for finishing)

The course project examines a nine-story brick residential building with a technical underground and a roof with a warm attic for construction in St. Petersburg. The building according to the project has a complex geometric shape. The entrance area consists of a porch with a wall. The porch has a wide canopy with a curve for a ramp. The height of the porch is 300 mm, and the ramp has a slope of i=8%.

How to determine the series of a house by cadastral number?
Each property, including an apartment, has its own cadastral number. This is a combination of numbers that serves as an identifier to separate one object from another. Is it possible, knowing the cadastral number, to obtain information about the series of the house?
This opportunity is provided by the State Services portal. To get data about a house, follow a simple algorithm:
- Register on the portal at https://www.gosuslugi.ru/.
- Log in to your personal account.
- Enter your username and password in the form that opens.
- From the list of government bodies, select Rosreestr.
- In the drop-down list.
- Next, indicate the cadastral number of the apartment and the method of obtaining the document.
- Pay the state fee (250 rubles).
Within the specified time frame, an extract will be sent to your email address, which will provide information about the apartment and house, including its standard series.
As you can see, it’s quite easy to find out the series at home; you don’t even have to leave the house to do it . Modern Internet technologies make it possible to do this online. And if you are not “friendly” with the Internet, then contact the above authorities.

Typical series of panel houses
In the early 60s, plants began to be built everywhere in the country producing reinforced concrete products for large-block housing construction. On this wave, some very popular series of panel houses with 9 floors appeared.
111-97
This series was developed in 1971. Nine-story buildings are still being built along it. They are assembled from standard panels with a width of 3 and 4.5 m, thanks to which two options for one-room apartments can be located in one entrance - 34 and 43 square meters. m.
There are no balconies on the first floors; there are two in 4-room apartments. The bathroom is located across a partition from the kitchen. Its size in 1-room apartments is about 9 square meters. m, in the rest - 13 squares. At the entrance there is a garbage chute and an elevator that goes only to the 8th floor. In the attic of the house there is a technical floor.
Types of panel houses 9 floors: series 111-97
Houses in this series are built not only in 9-story versions. A five-story building is an equally common option, although there are other solutions (6, 7, 10 and even 11 floors). But in five- and six-story buildings, due to the lack of an elevator, the layout is different.

Emergency and subject to liquidation houses
First of all, let's start the article with a section about houses that should be demolished in the near future, or about buildings with a minimally limited service life:
- If you suddenly come across such series as: K-7, P-32 (35), 1-MG-300, I-35 and 1605-AM - be careful, these houses were built a long time ago. Even the repair of such buildings does not guarantee that the buildings will last for a long time.
The demolition of such houses is being carried out, but slowly. And in small towns, houses of the “demolished” series continue to exist
Note! The most “dangerous” are the K-7 and P-32 series, which have a standard apartment layout.
- It is worth paying attention to the year of construction, for example, houses built in 59-62 are designed for a short service life. In a good way, they should have been demolished (if you suddenly come across this) back in the 90s. They have thin facade walls, which increase heat loss from the room; also a feature of these houses is a combined bathroom and semi-passage rooms.
They are not subject to reconstruction, although many who maintain them make good money by repairing cracks in the walls every year.
At the same time, there are series of brick houses that can be called “unbearable”, these include 1-511 and 1-447. These houses have stronger and thicker walls, which increase the thermal insulation properties of the building; the layout of the apartments is also considered the most acceptable.
On the other hand, no one has canceled the repairs for intra-house communications. And if in your house the apartment owners do it with their own hands, then this can significantly reduce the service life of building materials.
