What types of extracts from the Unified State Register are there?
The types of statements were approved by order of the Ministry of Economic Development No. 378. In total, the document identifies 6 forms of extracts on real estate objects:
- About the main characteristics and registered rights;
- About the transfer of rights;
- About the rights of an individual to objects of property that were or are;
- About the date of registration of rights;
- About the zone with special conditions for the use of territories;
- On the border between the constituent entities of the Russian Federation.
The first four points are most in demand among citizens. This data can be obtained online. To obtain information on the last two points, you need to contact Rosreestr or the MFC directly.

What is the Unified State Register?
Real estate is the most valuable material human asset. It is no wonder that fraudulent activities can occur with these values. In order to control the circulation of rights to real estate, the Unified State Register of Rights to Real Estate and Transactions with It (abbreviated as EGRP) was created. Since January 31, 1998, all data on transactions with real estate, as well as information on arrests, prohibitions and encumbrances, have been entered into it.
In general, the Unified State Register is a state information resource in which at the moment of transfer of ownership of an object a corresponding entry is made. From the moment such an entry is made, the property is considered the property of the new owner. Along with the transfer of ownership, an entry is also made regarding the registration of the purchase and sale agreement (or any other agreement: donation, transfer agreement, rent, etc.) That is why a registered purchase and sale agreement of any real estate has two registration stamps: one indicates the entry number on registration of transfer of rights, in another - an agreement. In addition to records on the transfer of rights and registered agreements, the Unified State Register includes records about the real estate itself (address, area, registered persons, etc.), as well as restrictions and/or encumbrances (mortgage by force of law, registered long-term lease agreement, rent, arrest etc.)
The entry on state registration is carried out by employees of Rosreestr (Federal Service for State Registration, Cadastre and Cartography) in the corresponding territorial division. This procedure takes place from 3 to 30 days. For transactions with apartments for purchase and sale in Moscow, this period is about 12 days.
Extract from the Unified State Register - you have the right to know!
So, the Unified State Register is an information base about the owners of rights to real estate, the grounds for their rights, as well as encumbrances, arrests and prohibitions. And any citizen of the Russian Federation can obtain information from this database by contacting the appropriate branch of the Federal Service for State Registration, Cadastre and Cartography. To obtain information on an object in Moscow, you can contact any of the branches of Rosreestr in Moscow, regardless of the area where the object is located. The validity period of the Extract from the Unified State Register is 30 days, but the more recent the extract, the more trustworthy it is.
Why do you need an extract from the Unified State Register :
- For yourself beloved . The correspondence of the information in the title documents (in the certificate) for the apartment with the data in the extract from the Unified State Register means that you are dealing with the true owner of the apartment. And then he rents out the apartment at a big discount, accepting payment for a year in advance, and asks to move in in a week (“Here, I’ll take out some personal things”). During this week, he actually transfers the apartment to the new owner and disappears, leaving the tenants without money and an apartment.
- For the bank. When purchasing an apartment with a mortgage, an extract from the Unified State Register may be requested by the bank for the underwriting procedure of the property.
- For a notary . When entering into an inheritance, when there are real estate objects among the hereditary mass.
- To court. In property disputes, divorce proceedings, etc.
How to order an extract from the Unified State Register?
The first method is relatively simple and cheap. We go to the appropriate department of Rosreestr (registration chamber), fill out an application, pay a state fee of 100 rubles for individuals and five days later we receive a completed document.
The second method is simpler and faster, but more expensive. Just like getting a technical inspection without a car or a medical record without an examination, in Russia you can order an extract from the Unified State Register for money. It is enough to make a corresponding request in Yandexl or Gugol - there will be no end to the offers. An extract from the Unified State Register of Rights to a property , which was discussed above, is the most common type of certificate that can be obtained from the Unified State Register. This extract can be ordered by any person by requesting information about any property. It is important to note that the extract from the Unified State Register may not contain any information if:
- the Unified State Register does not contain data on rights to this object. Let me remind you that the Unified State Register has been maintained since 1998. If ownership of the last transaction was obtained before January 31, 1998, then there is no data in the Unified State Register for this transaction.
- The address of the object was entered incorrectly. For example, there are 60 apartments in the building at the specified address, and the request was made for apartment 70 (error, typo).
The owner of the apartment himself or a person by proxy, as well as authorized persons (at the request of law enforcement agencies, a notary, etc.) can request information from the Unified State Register in the form of extracts and certificates about:
- rights to all owned real estate
- all transfers of ownership rights to an owned apartment (or other real estate)
- contents of title documents for an apartment (or other real estate)
- persons who previously ordered information on this property.

How to receive an electronic statement
An electronic statement can be obtained through the Rosreestr website or other Internet services. Its cost for individuals will be from 150 rubles. It is provided within three days from the date of request.
To order an extract through the Rosreestr website, you need to fill out more than 15 fields. Allow at least 30 minutes for this. It won't be possible to figure it out quickly.
An alternative option is to use online services that cooperate with Rosreestr and provide an extract from the Unified State Register online. Here it is important to pay attention that the extract contains an electronic digital signature - an electronic digital signature. This confirms that the data was provided by Rosreestr.

How to submit a request for information from the Unified State Register of Real Estate
The Federal Tax Service invites owners of vehicles and land plots for which they reported for 2021 to contact the tax authorities. The goal is to reconcile the information contained in the Unified State Register of Real Estate and information about registration with the tax authorities at the location of the taxable objects.
An object-by-object reconciliation must be done in order to avoid discrepancies when receiving notifications from the inspectorate about the payment of transport and land taxes for 2021, when declarations for them will already be cancelled.
A request for information from the Unified State Register can be submitted on paper or in electronic form (clauses 21, 24 of the Administrative Regulations of the Federal Tax Service for the provision of public services for the provision of an extract from the Unified State Register, approved by order of the Ministry of Finance of Russia dated December 30, 2014 No. 178n, hereinafter referred to as the Regulation ).
A request on paper can be submitted in person (through a representative) or by mail to any tax authority.
An email request can be sent to:

- about the applicant (name of organization, TIN, address);
- about the method of obtaining information (in person or through a representative; by mail).
If the request is submitted through a representative, his authority must be confirmed by a power of attorney (clause 3 of article 26, clause 3 of article 29 of the Tax Code of the Russian Federation, clause 21 of the Regulations).
A request for an extract from the Unified State Register can be submitted to any tax authority.
Extract from the USRN about characteristics and rights
Suitable for those who want to confirm their rights to real estate, as well as for those who want to check the property for encumbrances.
The document contains the following data:
- main characteristics (address, area, floor number, type of room, etc.)
- last owner;
- restrictions and encumbrances;
- cadastral value.
Cost: 200 rubles.
From the documents you will not learn the history of ownership and the dates of registration and termination of rights.

This option is not suitable for real estate buyers who want to check out the property. The extract will not contain information about pledges and encumbrances, as well as data on the cadastral value of the property.

Since 1998, everything that happened to real estate was recorded in the unified state register of rights.
