After the collapse of the Soviet Union, land that previously belonged to collective farms was divided into plots and given out as private ownership to former employees and some other categories of citizens as shares. Now you can become the owner of such a plot by concluding a civil transaction. The law stipulates how many hectares in 1 share of land can be obtained, how to use the plot and dispose of it.

How much land is this?

When purchasing a share, you must enter into a written purchase and sale agreement. To do this, it is not necessary to contact a notary, since all real estate transactions can be notarized only at the location of the property, and a local notary may refuse to register the transaction.

The shares were not divided (not delimited) on the ground and exist only in documentary form. All members of the agricultural enterprise who became owners of shares turned out to be “owners” of agricultural land on the right of common shared ownership (a form of land ownership as a result of the reform). They have in their hands state certificates of ownership of land shares (shares).

In fact, a share is only a right to land, and not a plot with clear boundaries. It has a size and a monetary value, but there is no allocation of a site on the ground. The land can be used for agricultural activities, but it is necessary to take into account the interests of other shareholders.

How many acres in one hectare of land

In the Russian Federation, the area of a plot of land is measured in hectares. In most cases, the size of the land area for payment of land tax is calculated in hectares (Ha). How to calculate 1 hectare? You can imagine this as much as you like both in the form of plans and in the form of tables.

Each nation had its own measures for measuring territory, which created inconveniences during foreign trade. In Russia, the first measurements were verst, mile, tithe, arshin and square fathom . In order to eliminate inconveniences, society decided to create a universal measure for measuring plots of land.

Purpose

Ha are used in the areas of urban planning , agriculture, and in the design of land management works. In addition, this unit of measurement is also used to calculate the size of a football field.

Area calculation

When calculating how many m² are in Ar, you should remember the table above, which indicates that 1 Ar is equal to 100 m². When calculated, this will be represented by the following equation: 10 x 10 = 100 m².

In addition, the boundaries of the site are agreed upon with the owners of neighboring lands. Hundreds are used to determine the area of dacha garden plots, as well as construction sites. To determine large areas, such as cities, for example, the unit of measurement for area is 1 square kilometer.

Land share

Like any large-scale transformation in the economy, the allocation of land shares to peasants did not occur without difficulties and raised many questions. For example, who has the right to a land share, how to determine the size and location of the plot? Finally, how to allocate a plot of land in kind, making it a source of stable income? Not everyone who received documents for a land share understood what to do with it next. For many, the first desire was to get rid of their share and sell their land share. Especially many of these sellers were rural pensioners who received land shares as their property. But in the place of buyers there were often those who wanted to purchase land shares not for the purpose of developing an agricultural business, but were driven solely by the desire to profitably invest free financial resources in land. Often, the purchase of land shares by commercial structures contributed to the alienation of agricultural producers from the land.

Unclaimed land shares pose a certain problem, not only serving as a breeding ground for various types of fraud, but also preventing the full economic development of the land fund. Such unclaimed land shares are especially intolerable in the Krasnodar Territory, Rostov Region and other regions of Southern Russia, where the loss of every hectare of agricultural land is especially noticeable.

What is a land share and why is it needed?

Despite the fact that the share was free, the shareholder was obliged to pay for the work of the cadastral service and taxes. One of the conditions for including a citizen among shareholders was the timely privatization of land. If this did not happen, then the person was deprived of his share and, at the same time, the right to use the land.

  • Step 1. Submitting an advertisement in the newspaper about your intention to allocate a share.
  • Step 2. After 30 days from the date of filing the announcement, hold a meeting of shareholders, and the decision made must be recorded in the minutes.
  • Step 3. Concluding an agreement on land surveying.
  • Step 4. Submit survey results to the Land Committee for verification.
  • Step 5. Submitting an application to Companies House and obtaining a certificate of ownership.

The resulting square as a result of a little calculation is the Ar of the land plot. One hundredth of something is also called a hundredth. This type of calculation is convenient both for construction and sale, and for sowing land plots. The ratio of one hundred square meters to a hectare People who are interested in buying a plot of land often ask themselves the question: how many hundred square meters are there in a hectare? After all, it is there that we often encounter such a concept as weaving. This is where the question arises: how many acres are included in 1 hectare? Based on the previously stated text that 1 hectare is equal to 10,000 m², it is necessary to calculate how many acres can fit into 1 hectare. Let us recall that 1 Ar is a square with a diameter of 10 x 10. So, 1 Ha consists of 100 Ar.

On the appointed day, you receive a certificate, and then are involved in the process of allocating land. To do this, an additional application is submitted to the board of the agricultural enterprise. In the application, please allocate an allotment. In this case, you have the right to request that a note indicating the date of admission be made on the copy of the application.

Rules for obtaining and disposing of a land share in Russia

The price of the territory should not be less than the amount indicated in the letter to the municipality. If the sale takes place at a different price, the person will face an administrative fine and the transaction will be declared illegal. If the buyer has offered a lower price, the administration must be notified again.

In Soviet times, the land fund belonged to the state, which disposed of it at its own discretion. The lands intended for agriculture were managed by the collective farm. Then came the land reform, after which it became possible for citizens to register a land share as private property. Many people are still interested in what it is. A share is a part of the territory that is allocated to a person from the general land mass. Land shares were received by agricultural employees. enterprises who worked in the fields and at facilities located on the territory of the collective farm.
