What does PMT include?

The territory surveying project includes the following materials:

  • text part. It includes information about the area of ​​the land plot being formed, lands reserved for municipal, state needs or for general use. Also here it is necessary to perform the basis of the work and all the required calculations. The appendix to the text materials indicates the data sources that were used for geodetic surveys;
  • The grafical part. The drawings must indicate the boundaries of the existing facility, planned buildings and structures, public access areas, and setback lines for the formation of potential development sites. Red lines indicate public places, as well as the boundaries of the territory along which transport and engineering communications pass.

The procedure for preparing a land surveying project:

  1. Preparation of documents for a land plot. If it is allocated for the first time, then first of all you will need a diagram of its location on the cadastral plan of the territory, as well as a resolution of the head of the municipal body on the allocation of land. If you already have ownership rights, then you will only need the corresponding extract from the Unified State Register of Real Estate.
  2. Development of a site surveying project. It begins with collecting the necessary data about the territory, studying maps, cadastre data and other open sources. Based on the collected materials, as well as field research, design is carried out.

When are territory planning projects and land surveying projects carried out?

Both projects relate to the types of urban planning documentation, on the basis of which development planning and the laying of various linear structures are carried out. Article 11.3 of the Land Code specifies when exactly the preparation of PMT and PPT is required. So:

· For agricultural land. These include SNT, dacha partnerships and others. The land is allocated to the dacha partnership as a common area, which is in shared ownership. Therefore, the entire territory is registered as an independent unit. But the law allows for the allocation of parts of the common land that will have their own cadastral number. This procedure requires PPT and PMT. The first document will display transport lines, utilities, and general purpose facilities. And the second document will display the specific boundaries of certain land plots. The situation is similar for land under individual housing construction.
