Determination of an extract from the cadastre
A cadastral extract about a real estate property is a standard document that contains information from the records of the State Real Estate Cadastre. If information on a land plot (LP) is in the public domain, no restrictions are imposed on its receipt.
By the way, it is also called “extract from the state land cadastre” or “extract from the land cadastre”.
Contains text forms in the form of tabular information with a list of parameters and a topographic form in the form of a storage plan. There are 6 such forms:
- KV-1,
- KV-2,
- KV-3,
- KV-4,
- KV-5,
- KV-6.
Required to obtain information expanded in comparison with the data of the cadastral passport. In addition to general information about the site, it contains information about the coordinates of turning points, on the basis of which the following is made:
- land surveying;
- drawing boundaries into reality;
- restoration of borders.
It may also be required during property transactions to demonstrate to the buyer the parameters of the allotment. In case of legal proceedings, a court decision is made based on the extract.
Forms, content of information
The document includes the following information about the site, in accordance with the classification according to the forms of sections.
The sections of the cadastral extract of a real estate property in the KV-1 form are:
- cadastral number of the land plot;
- square;
- purpose of the allotment;
- storage category;
- location address;
- information about the owner.
Form KV-2 provides a topographic plan of the entire site, and KV-3 and KV-4 – those parts of it that are burdened with an easement. Other types of encumbrances are also indicated here, including seizure of land.
In parts of the cadastral extract about the property in forms KV-5 and KV-6, tabular information is given about the turning points of the boundary boundaries, indicating their exact coordinates. As a rule, they are required for land surveying.

Statement forms
All information related to duly registered real estate objects is stored in the state real estate cadastre.
The operator authorized to retrieve, exchange and replenish information stored in the cadastral register is Rosreestr. It is this organization that has the right to issue cadastral extracts for real estate.
There are currently two types of statements. In terms of content, they are absolutely identical and differ only in terms of the medium. There are paper and electronic statements.
The extract form is unified, approved by Order No. 831 of the Ministry of Economic Development of December 28, 2012.
Step-by-step instructions for obtaining a cadastral extract in person
First, you need to find out the address of the multifunctional center (MFC), where you can easily obtain this document . When you arrive at the designated address during reception hours, you should receive an electronic queue coupon from the terminal located in the room at the entrance. With the received coupon, you should go to the hall where citizens are received. The ticket indicates the queue number for which the appointment will be made.
After the queue number indicated on the coupon lights up on the display of one of the registrar’s windows, and an invitation is announced over the speakerphone, you should go to the indicated window. Documents that you should have with you must be handed over to the registrar. They consist of:
- original and photocopy of passport;
- receipts for payment of state duty;
- statements.
When applying in person, the application is drawn up by the registrar, and the applicant only signs with a transcript of the surname. It contains information about the owner, the land he owns and its parameters. The details of the executor of the application and the reason for the application are also indicated here. The application with attachments is accepted against receipt of receipt.
If a trusted person acts in the interests of the applicant, it is required to submit a notarized power of attorney, and instead of the owner’s passport, the intermediary’s passport.
The execution time is 5 working days. The application contains the information of the interested person for feedback, according to which the registrar will notify about the readiness of the document.
The service fee is paid in the amount of 500 rubles if the information is received on paper. If they are sent by registered mail, postal services will be paid additionally. An electronic document costs 400 rubles.
If the extract is ordered by a legal entity , for example, a cadastral engineer for land surveying, its cost is 1,200 rubles.
Cadastral extract sample form
A cadastral extract is a specialized written document that contains information about the corresponding land plot, and this information can also be expressed in graphic form.
That is, a person can request the type of extract from the cadastral register that he needs. This written or graphic document can be obtained from Rosreestr, at the location of this land property.
A cadastral extract of land property may not contain all the necessary information.
If a cadastral survey of land property was not carried out and information about the boundaries was not entered into the cadastral register, the applicant is issued a cadastral extract of form KV1.
Options for submitting a written request to obtain an extract from the cadastral register
To obtain this extract, you must write a written request to the relevant authorities and there are several ways to forward it.
Namely:
- The first way to submit a relevant request is to contact the relevant authorities yourself. Upon personal arrival, after submitting all the necessary documents, a cadastral extract will be made, provided that the object is already registered, then within five days, and if this is the initial registration, then this document will be made within twenty days, for a cost of about four hundred rubles per copy.
- The second way to submit this application is to submit an application in writing, then the corresponding written application will need to be submitted in the form of a letter or regular mail or to an email address, here you will also need to pay a state fee. If the application was drawn up correctly and in the form, then after receiving it, an extract from the cadastre will also be ready within five working days. This method is simpler than the first one, since you do not need to sit in queues and waste your time.
- The third method is to transfer documents through a third party or a company providing such services. But this method is more expensive, as it requires additional costs for the services of an authorized person or company through which the relevant documents are transferred. These additional services can cost from one to eight thousand rubles.
- The fourth method, which is the simplest and less expensive, is to fill out a written application on the official website of Rosreestr, while its cost will only be around one hundred and fifty rubles and an extract from the cadastral register will be completed within five days and a notification of readiness will be sent back to the sender’s email address.

Drawing up an application
If the applicant’s choice is to personally contact Rosreestr or the MFC, then there is no need to worry too much about the application. It will be completed by the specialist receiving the applicant. When applying online or in person, the request is generated by a specialist.
If you apply online, you will need to fill out an electronic request form. The cadastral extract will be sent to the applicant’s e-mail within 24 hours. If the application is sent by mail, then you will need to draw it up yourself and attach to the application all the documents that the person must provide when applying in person.
How much will you have to pay for a cadastral extract?
The cost of the government service for issuing information about land depends on the method of receipt and who the applicant is:

Payment can be made at any Sberbank branch, on the State Services website, or through Rosreestr.
There are exceptions when a certificate from the registry is issued free of charge upon request:
- notaries;
- pension fund;
- bailiffs;
- law enforcement agencies, etc.

Where and how to get it?
Rosreestr directly issues cadastral extracts for land plots. It is in this government organization that all data on real estate is stored.
You can also obtain the necessary document at the Multifunctional Center. This institution is an intermediary between Rosreestr and citizens of the country. Provides a whole range of municipal and government services. The organization operates in a single window mode.
Reception of citizens is carried out by appointment. Due to this, long queues are eliminated and documents are submitted promptly. You can also obtain the necessary extract from the Cadastral Chamber.
Some private companies also provide services for preparing such documents. But the specialist will have to pay a certain amount of money for the work.
Regardless of which structure a citizen decides to contact, you need to follow the following algorithm of actions:
- prepare a package of documents. A civil passport or other document confirming the identity of the applicant will be required. If a representative applies to a government agency on behalf of the land owner, then you will have to additionally issue and present a notarized power of attorney. An application is also required. It is drawn up on a special form that can be downloaded from the Internet or taken from Rosreestr or the MFC. It is recommended to fill out the request directly at an appointment with a specialist. A government agency employee will tell you how to fill out the application correctly;
- contact the selected organization (Rosreestr, Cadastral Chamber or Multifunctional Center). Provide a package of documents. Receive a receipt for payment of the fee for the provision of public services. Its size may vary. The amount of the state fee depends on whether an individual or a legal entity submits the request, as well as on what type of certificate is issued (paper or electronic version, regular or extended cadastral extract for a land plot);
- pay the fee to the state in any convenient way. This can be done through a terminal or bank cash desk. You must keep your receipt. It must be provided to a government agency specialist as confirmation of the transfer of money;
- wait for a call from a specialist from the MFC or Rosreestr, a message that the cadastral extract for the plot of land is ready. As a rule, the certificate is issued within 5 working days;
- Appear at the government agency to receive the document. You need to have your passport with you. The extract is issued against signature.
Validity and cost
The period during which the cadastral extract is valid is not established in Federal Law No. 221 of July 24, 2007. Therefore, many citizens think that such a document has an unlimited validity period.
But every five years a state cadastral assessment of the plots is carried out. Based on the results of its completion, the necessary changes are made to the register. The new cost is indicated for all plots.
Based on this, we can conclude that the extract is valid until the next state assessment. Obtaining data from the USRN costs a certain amount of money. A fee must be paid when submitting the request.
The amount of state duty depends on the following factors:
- amount of required data;
- request form;
- the applicant's face type;
- type of document submission.
The service is provided to Russian citizens at lower rates than to enterprises. Thus, a legal entity will have to pay about 1,100 rubles to receive information on paper. An electronic certificate will cost the organization less - 700 rubles.
The state fee for citizens is 400 rubles for a paper extract. The electronic version costs 250 rubles. If a power of attorney is required, this will entail additional financial costs. In order to save money, it is better to contact state notary offices.
The price of the service for drawing up a power of attorney starts from 1,300 rubles. If a person turns to a private company to obtain an extract, then in addition to the state fee, he will have to additionally pay for the services of a specialist. Their cost depends on the company’s rating and the urgency of document execution.
